Why Building in Amelia Island Is Different
Architectural review. Gated and resort communities on the island, such as Amelia Island Plantation and Summer Beach, run their own architectural review, often with strict rules on materials, colors and tree removal. We prepare a neighborhood-specific package with a scaled site plan, elevations, materials and 3D renderings. Confirm current guidelines with your association.
Permits. Unincorporated Nassau County issues building permits through its Building Department and its online permit portal, while homes inside Fernandina Beach city limits go through the City. We confirm your jurisdiction before we design.
The setting. On a barrier island, Amelia homes face salt air, ocean wind and protected tree canopy. Unincorporated Nassau County has its own tree protection rules, so we plan around significant trees from the first sketch.
Finishes chosen for salt air. Close to the ocean and the Intracoastal, we choose finishes and materials for the exposure.
The EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.
Local Notes for Amelia Island Backyards
- Two jurisdictions on one island. The City of Fernandina Beach covers the north end of Amelia Island, while much of the south end, including Amelia Island Plantation and Summer Beach, is unincorporated Nassau County.
- Fort Clinch and the north tip. Fort Clinch State Park, with its brick fort begun in 1847, anchors the island's northern peninsula.
- Resort-community review. Communities on the south end run their own architectural review, often strict about trees, colors and materials.
UF/IFAS notes that lighting along walkways and driveways gives visual guidance and can add safety and value to a home.
Who Builds Your Project
AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.
Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. In St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.

Frequently Asked Questions
How much does an outdoor living project in Amelia Island cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of an outdoor living project in Amelia Island: the size of the space; materials; features like fireplaces, fire pits and screens; electrical; engineering and permits; HOA requirements; and site work. You get a fully itemized quote within 24 hours of your design consultation.
Do I need a permit for a gazebo, pergola or patio cover in Amelia Island? Most attached or roofed structures need a building permit, and many freestanding ones do too, depending on size and design. Whether you're inside Fernandina Beach city limits or in unincorporated Nassau County decides who issues your permit. Oceanfront lots can also fall under the state's Coastal Construction Control Line, which can mean a separate state permit, so we check that first. Every permitted structure gets its necessary engineered documents.
Do I need to worry about trees on Amelia Island? Often, yes. Unincorporated Nassau County has tree protection rules, and many island communities have their own. We plan the design around significant trees from the first sketch and confirm what your project needs.
Do I need HOA approval for a pergola, gazebo or patio cover in Amelia Island? Usually, yes. Roofed structures, screen enclosures and most hardscape changes in Amelia Island go through architectural review before any work begins. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.
Do you serve Amelia Island? Yes. Nearby in Fernandina Beach, our projects include a stepped paver extension with a seating wall and gas fire pit, plus a screen enclosure. Projects start with a design session at our Jacksonville studio, followed by Amany's in-home design visit.
Is all of Amelia Island in Fernandina Beach? No. The City of Fernandina Beach covers the north end of the island, while much of the south end is unincorporated Nassau County. We confirm which one permits your home.
How soon can my project start? We can start most projects within two to four weeks; your project's scope sets the exact timing.
Do you offer financing? Yes. Synchrony Bank financing is available for our projects, including 18 months of no-interest financing, and other options are available as well.
