Pavers & Patios: Your Options

• Patio extensions. Extend a builder slab or an existing patio and tie the new surface into what you have.
• Pavers, travertine and marble. Choose the look and color palette; we design the pattern and borders to suit your home.
• Borders and inlays. Contrasting borders and custom inlays, like the octagon center on one recent patio.
• Seat walls, planters and steps. Built-in seating, planters and steps that handle a change in grade and give the space shape.
• Walkways. Side-yard walkways that connect the driveway, front door and back patio.
• Lighting in the hardscape. Lights in the steps, walls and pavers so the patio is safe and beautiful after dark.

Interlocking concrete pavers can be taken up and put back using the same pavers, unlike asphalt or poured concrete, according to the Interlocking Concrete Pavement Institute (ICPI).

ICPI notes that because pavers need no curing, repairs to a paver surface can be done quickly.

Permits and HOA approval

Paver patios on their own often don't need a building permit, but structures, electrical work and some walls do, and most HOAs review changes to the patio footprint. We confirm what your project needs and include the hardscape in your HOA/ARB package with any structure. Every permitted structure gets its necessary engineered documents.

Our Design-Build Process

1. Design session with Amany. Your project starts at our Jacksonville design studio, where you sit down with founder Amany Youssef and watch your paver patio take shape live on screen in AutoCAD.
2. Free AutoCAD design and a custom quote. You get to-scale 3D renderings and a fully itemized custom quote within 24 hours of your consultation, so you know exactly what you're getting.
3. In-home design visit. Amany comes to your home for an in-person walkthrough, so we look at the project together where you're most comfortable, finalize the details and choose your colors and finishes.
4. Engineering, HOA and permits handled. We get the necessary engineered documents for every permitted structure, prepare your HOA/ARB package and pull the permits.
5. Build. We can start most projects within two to four weeks. Our crews follow a build process we've refined over many projects, and you get daily updates.
6. The AY Advantage. You hold back the final 5% for seven days after completion, so we can take care of any touch-ups before you sign off.

Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other financing options as well.

Frequently Asked Questions

How much does a paver patio cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a paver patio: the size of the area; the paver or stone you choose; borders and patterns; seat walls, planters and steps; lighting; how much the site needs to be built up; and permits where structures are involved. You get a fully itemized quote within 24 hours of your design consultation.

Can I extend my existing concrete patio? Yes, in most cases. We can extend with pavers or other surfaces and tie them into what you have.

Can a pergola or hot tub go on pavers? Yes, with the right base and attachment for the surface. We design the structure and the paver work together, and we offer hot tub build-ups and pads.

Do you build seat walls and fire pits with the patio? Yes. Seat walls, benches, planters, fire pits and steps are often part of the same paver design.

Do I need HOA approval for new pavers? Many communities review paver changes, especially when they change the footprint of the patio. We include them in your HOA application with the rest of the design.

My builder's lanai is too small. Can it be extended? Yes. Extending a builder lanai or patio is one of our most requested projects. We design the extension to look original to the home.

Should I add the patio cover through my builder or after closing? Builder options are convenient but limited. Working with a custom builder after closing gives you more design freedom and a structure that fits how you live. We work with new homes in neighborhoods all over Northeast Florida, and we're an independent builder, not affiliated with any home builder.

How soon can my project start? We can start most projects within two to four weeks; your project's scope sets the exact timing.
