Pavers & Patios in Mandarin, Jacksonville, FL

Mandarin paver patios that give the table, the grill and the fire room to breathe.

Pavers are the floor of your outdoor living space, and the design of that floor decides how the whole backyard feels. AY Luxury Designs designs and installs paver patios, patio extensions, walkways and seat walls for homeowners in Mandarin, planned in AutoCAD together with any structure, kitchen or fire feature. Many Mandarin homes are older and on larger lots than newer suburbs, so there's often room for a bigger outdoor room or a freestanding structure.

Mandarin Patio and Paver Ideas

  • Patio extensions. Grow the slab into a real outdoor room.
  • Steps and raised patios. Help the patio meet a sloped yard.
  • Walkways and side paths. Connect the patio to the gate, the yard or a fire area.
  • Borders and patterns. A border that makes the whole patio look finished.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.

Mandarin Planning Notes for Your Paver Patio

Mandarin Station, Loretto and the inland neighborhoods mix older ranch homes with newer subdivisions. Patios facing water often step down toward the view, with seat walls at the edge.

Seat walls do two jobs: they give guests a place to sit and they frame the edge of the patio. Before we draw a paver patio in Mandarin, we check where steps are needed on a slope, what goes on top now or later and how the border meets the lawn.

That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.

Review Boards and Permits in Mandarin

Newer Mandarin subdivisions usually have an architectural review board; many older ones rely on deed restrictions. For new pavers, review boards often ask about the color, the pattern and how much the footprint grows. Confirm current guidelines with your association.

In Mandarin, permits are issued by the City of Jacksonville through JaxEPICS, and any other approval your lot needs has to be in hand before the permit is issued. Electrical work is permitted and inspected with the rest of the project. Paver work that needs a permit is filed with the rest of the project.

Frequently Asked Questions

How is the price of a paver patio in Mandarin set? We price each project from its AutoCAD design. The size of the area; the paver or stone you choose; borders and patterns; seat walls, planters and steps; and permits where structures are involved all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

Can I extend my existing concrete patio? Yes, in most cases. We can extend with pavers or other surfaces and tie them into what you have.

Do you build seat walls and fire pits with the patio? Yes. Seat walls, benches, planters, fire pits and steps are often part of the same paver design.

Have you worked in Mandarin? Yes. Our Mandarin projects include an A-frame screen enclosure with a wood ceiling and a covered pergola on an existing screen enclosure, and we serve homeowners all across Mandarin.

Will my Mandarin HOA review new pavers or a patio extension? Usually, yes. In Mandarin, review ranges from none at all to a full HOA board, depending on the subdivision. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
