Our Design-Build Process

Design session with Amany. Your project starts at our Jacksonville design studio, where you sit down with founder Amany Youssef and watch your seat wall take shape live on screen in AutoCAD.
Free AutoCAD design and a custom quote. You get to-scale 3D renderings and a fully itemized custom quote within 24 hours of your consultation, so you know exactly what you're getting.
In-home design visit. Amany comes to your home for an in-person walkthrough, so we look at the project together where you're most comfortable, finalize the details and choose your colors and finishes.
Engineering, HOA and permits handled. We get the necessary engineered documents for every permitted structure, prepare your HOA/ARB package and pull the permits.
Build. We can start most projects within two to four weeks. Our crews follow a build process we've refined over many projects, and you get daily updates.
The AY Advantage. You hold back the final 5% for seven days after completion, so we can take care of any touch-ups before you sign off.

Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other financing options as well.

How much does a seat wall cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a seat wall: the length and height; the wall block or stone; caps; lighting; steps and columns; and the patio around it. You get a fully itemized quote within 24 hours of your design consultation.

How high should a seat wall be? We set the height in the AutoCAD design based on the patio, the furniture and how the wall will be used, so it's comfortable to sit on.

Can seat walls have lights? Yes. We build lighting under the caps and into steps and columns so the patio is safe and beautiful after dark.

Can a seat wall also hold back a slope? Often, yes. Seat walls and planter walls are a common way to handle a change in grade. We design them with the patio.

Can I extend my existing concrete patio? Yes, in most cases. We can extend with pavers or other surfaces and tie them into what you have.

Can you screen in a pergola or patio cover? Often, yes, depending on the structure. We'll tell you what works best for your design during your consultation.
