Where Seat Walls Work in a Fruit Cove Backyard

  • On raised patios. A safe, finished edge where the patio sits above the yard.

  • Light-colored caps. Lighter caps stay cooler to sit on in the sun.

  • Curved walls. A sweeping curve that softens a square patio.

  • Privacy edge. A wall on the neighbor side to define the space.

UF/IFAS lists concrete, brick, pavers and flagstone among the floor choices for a patio.

Fruit Cove Planning Notes for Your Seat Wall

Many Fruit Cove homes already have a screened lanai, and many projects extend the paved space just outside it. In Julington Creek Plantation, the community's POA, not its CDD, handles architectural change requests. On lots that slope toward water, steps and seat walls help the patio meet the grade.

Curved walls around a fire pit pull people together and keep the fire the center of the room. Before we draw a seat wall in Fruit Cove, we check where the fire pit goes, how the caps match the pavers and where steps break the wall.

Interlocking concrete pavers can be taken up and put back using the same pavers, unlike asphalt or poured concrete, according to the Interlocking Concrete Pavement Institute (ICPI).

Approvals and Permits in Fruit Cove

Some Fruit Cove homes are in planned communities like Julington Creek Plantation or Cunningham Creek Plantation with an architectural review board, and some older riverfront lots have no HOA at all. For seat walls, review boards often want the layout on the survey and the wall and cap colors. Confirm current guidelines with your association.

Permits for Fruit Cove homes come from St. Johns County. The county requires a recorded Notice of Commencement before the first inspection on permitted projects.
