Where Seat Walls Work in a Jacksonville Beach Backyard
Around fire. Parallel or curved benches around a fire pit or a sunken fire area.
Light-colored caps. Lighter caps stay cooler to sit on in the sun.
Built-in lighting. Lights under the caps and in the steps and columns.
Columns. Capped columns at the ends or at the steps.
The EPA describes cool pavements as paving materials that reflect more solar energy so they stay cooler than conventional pavement, which is one reason lighter paver colors can feel cooler underfoot.
Planning a seat wall in Jacksonville Beach
On a tight Jacksonville Beach lot, the space between the house and the fence often has to hold the dining area, the grill and the lounge, so the plan has to be exact. On the Intracoastal side of Jacksonville Beach, lots open to marsh and water views, while the oceanfront blocks trade views for tighter spacing. Tight lots reward careful patio shapes: a curve or step can make a small space feel bigger.
On a sloping lot, a seat wall can hold the grade and add seating in one move. Before we draw a seat wall in Jacksonville Beach, we check how many people need seats, where the fire pit goes and the slope of the yard.
Fire pits and fireplaces topped the list of outdoor design elements in a national ASLA survey of residential landscape architects.
Approvals and Permits in Jacksonville Beach
Many Jacksonville Beach homes have no HOA but sit on tight beach lots with city setback and lot coverage rules, while planned communities near the Intracoastal, such as Isle of Palms, run their own review. Boards usually ask about wall height, materials and colors for seat walls. Confirm current guidelines with your association.
The City of Jacksonville Beach issues the permit. We prepare the site plan on your survey, with setbacks and lot coverage shown, and submit it for you.
