Why Building at the Beaches Is Different
Finishes chosen for the water. On waterfront properties, we choose materials and finishes for the exposure.
Three cities, three building departments. Jacksonville Beach, Atlantic Beach and Neptune Beach each issue their own permits, and some homes with a 32250 or 32233 mailing address are actually in the City of Jacksonville. We confirm which jurisdiction your parcel is in before we design.
Engineered documents, setbacks and lot coverage on small lots. The City of Jacksonville Beach's permit checklists call for a site plan with lot coverage and setbacks for patios, walkways and other hardscaping, and for screen rooms and pool enclosures, foundation and anchoring plans, wall sections and elevations, wind-load calculations and the necessary engineered documents. Every permitted structure we build gets its necessary engineered documents, and we pull the permits and pass the inspections that confirm it.
Tight, uneven lots need careful planning. When a neighbor's yard or the back of the lot sits higher than your patio, mulch and soil can end up on the pavers. We plan planter walls, seat walls and patio levels from the start, so the patio stays clean.
Near Florida beaches, the FWC asks for wildlife-friendly lighting that is low, shielded and long-wavelength (amber, orange or red) to help protect nesting sea turtles.
Up to 80% of UV rays can get through clouds, according to the Skin Cancer Foundation.
Who Builds Your Project
AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.
Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. Just down the coast in St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.
