Outdoor Living Services in Fleming Island

Every project is custom designed for your lot, your home's architecture and your neighborhood's guidelines.

Why Building in Fleming Island Is Different

Architectural review. In Fleming Island Plantation, the Board of Architectural Review approves additions, patio extensions and screened enclosures before work starts and meets twice a month, and sub-associations can add their own guidelines. We prepare a neighborhood-specific package with a scaled site plan, elevations, materials and 3D renderings. Confirm current guidelines with your association.

Permits. Unincorporated Clay County issues permits through its Building Division, with a Planning and Zoning site review first for additions and accessory structures, while homes inside the Town of Orange Park use the Town's permitting office. A certified Notice of Commencement is required for most permitted projects. See our Clay County permit guide.

The setting. Many Fleming Island homes back up to the St. Johns River, Doctors Lake, creeks or golf courses, so views, storms and exposure shape the design.

For any wood structure in Florida, UF/IFAS advises eliminating wood-to-ground contact, such as posts set directly in soil, to help reduce termite risk.

Local Notes for Fleming Island Backyards

  • Water on three sides. Fleming Island sits between the St. Johns River, Doctors Lake and Black Creek, so many lots have water views and wind exposure to design around.
  • Several associations. Fleming Island Plantation, Eagle Harbor and Pace Island each have their own review, so we confirm which one covers your home first.
  • Our Fleming Island work. In Pace Island we designed and built a cedar gazebo with an outdoor kitchen for a local family, starting from an AutoCAD design.

Florida has more than 80 mosquito species, according to UF/IFAS.

Who Builds Your Project

AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.

Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. In St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.

Frequently Asked Questions

How much does an outdoor living project in Fleming Island cost? Every project gets a custom quote, and every AY Luxury Designs project has a $10,000 minimum. The main cost drivers are the size of the space; site work; materials; features like fireplaces, fire pits and screens; electrical; engineering and permits; and HOA requirements. You get a fully itemized quote within 24 hours of your design consultation.

Does Fleming Island Plantation have to approve my project? Yes. The Board of Architectural Review must approve additions, patio extensions and screened enclosures before work starts, and your sub-association may have its own guidelines. We prepare the package with site plans, materials and 3D renderings. Confirm current guidelines with your association.

Do I need a permit for a gazebo, pergola or outdoor kitchen in Clay County? Usually, yes. In unincorporated Clay County, additions and accessory structures need a Planning and Zoning site pre-review before the building permit, and a Notice of Commencement is required for most permitted projects. Every permitted structure we build gets its necessary engineered documents, and we pull the permits and schedule the inspections for you.

Do you serve Fleming Island? Yes. In Pace Island, our Fleming Island projects include a cedar gazebo over an outdoor kitchen with a bar, new pavers around the house and, later, an outdoor TV and ceiling speakers. Your project starts with a design session at our Jacksonville studio, and then Amany comes to your home for the in-home design visit.

Is Fleming Island its own city? No. Fleming Island is unincorporated Clay County, so building permits come from Clay County's Building Division rather than a city.

Is Pace Island part of Fleming Island Plantation? No. Pace Island is a separate gated community on Fleming Island with its own homeowners association and review.

How soon can my project start? We can start most projects within two to four weeks; your project's scope sets the exact timing.

Do you offer financing? Yes. Synchrony Bank financing is available for our projects, including 18 months of no-interest financing, and other options are available as well.
