Pace Island Review, Step by Step
Pace Island's association reviews exterior changes before work starts. We prepare a package with a site plan, elevations, materials and renderings.
In Pace Island, the association has its own review, separate from Eagle Harbor and Fleming Island Plantation. Pace Island reviews additions for placement, materials and colors, so the package shows all three. Confirm current guidelines with your association.
Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data.
The Pace Island Community
Pace Island is a gated community on Fleming Island in Clay County with its own homeowners association and architectural review. It is separate from the Eagle Harbor and Fleming Island Plantation associations.
Common Projects and Their Paperwork
Kitchens and bars. Boards typically review a kitchen with the cover above it; we put both in one application.
Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.
Fire features. Placement matters for both the board and the code, so fire pits and fireplaces are drawn with their clearances.
That's what boards commonly ask for; Pace Island's current guidelines decide. Confirm current guidelines with your association.
Backyard Planning in Pace Island
- Pace Island backyards often have room for a structure out in the yard rather than only against the house.
- Pace Island lots are established, with landscaping that's grown in, so placement is planned around it.
- Its own review. Pace Island has its own association, so Eagle Harbor or Fleming Island Plantation guidelines don't apply here.
- Freestanding outdoor rooms. Freestanding cedar gazebos with outdoor kitchens suit the lots here, and that's what we built for a Pace Island family.
The Atlantic hurricane season officially runs from June 1 to November 30, with the peak around September 10, according to NOAA.
Pace Island Projects We've Completed
Cedar gazebo with outdoor kitchen, bar and outdoor TV, Pace Island (Fleming Island) Planned as a cedar pergola, this project grew into a full cedar gazebo with custom column build-ups over an outdoor kitchen with a bar and granite counters, set on new pavers that wrap around the house. In a second phase the family added an outdoor TV and ceiling speakers.
Who Issues the Permit in Pace Island
Pace Island is in unincorporated Clay County, where the Building Division issues permits through its online portal and additions and accessory structures get a Planning and Zoning site review first. A certified Notice of Commencement is required for most permitted projects. See our Clay County permit guide. Every permitted structure gets its necessary engineered documents. HOA approval and the building permit are separate steps, and we handle both.
How We Handle It
Design starts with Amany, in person, in AutoCAD at our Jacksonville studio; she then comes to your home to walk the site with you. Start dates for most projects fall within two to four weeks, and Synchrony Bank financing, including 18 months of no-interest financing, is available. The review package, the engineered documents every permitted structure needs and the permit filing are all part of our job. We handle the electrical with our licensed electrical partner; gas and plumbing go to our licensed trade partners. You get a fully itemized custom quote within 24 hours of your design consultation, and every project has a $10,000 minimum.
