New Homeowner's Guide to HOA Architectural Review in Northeast Florida

A plain-language guide to HOA architectural review for outdoor projects in Northeast Florida.

If you live in a planned community in Northeast Florida, almost any backyard structure needs architectural review before work starts. Here's how the process usually works, what boards look for, and how a complete application helps.

How Architectural Review Usually Works

  1. Get the current guidelines from your association or management company.
  2. Design to the guidelines: setbacks, height, roof material and color, screen color and placement.
  3. Prepare the application: the form, a site plan on your survey, scaled elevations, materials and colors, and 3D renderings.
  4. Submit and wait for the board's meeting. Some communities have a village or sub-association review too.
  5. Respond to comments if the board asks for changes.
  6. Approval, then the permit. HOA approval and the building permit are separate steps.

What Boards Commonly Look At

  • How the structure ties into the house and matches its colors and roof.
  • Height and setbacks, and how it looks from neighbors, the street, the course or the water.
  • Screen and frame colors, lighting and anything visible from common areas.

Every association is different, so confirm current guidelines with your association.

Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.

Frequently Asked Questions

What are the your community HOA rules for backyard structures? Each community, and sometimes each village inside it, has its own guidelines on setbacks, colors, materials and placement. We review your community's current guidelines before we design so the plan follows them. Always confirm the latest version with your association.

How long does HOA approval take in your community? It depends on your board's meeting schedule. We get your package in early and complete, which helps avoid resubmittals. We can start most projects within two to four weeks.

What happens if I build without HOA approval? Associations can require changes or removal and may levy fines. We don't start a structure in a planned community until the approval is in hand.

Does my neighborhood inside your community have different rules from the master association? Often, yes. Many large communities have village-level or sub-association guidelines on top of the master rules. We check both before designing.
