What Drives the Cost

  • Size and scope. The square footage of the structure and patio, and how many features you include.
  • Structure type. Pergola, louvered pergola, gazebo, A-frame, covered patio or lanai extension, each with different roof and framing needs.
  • How it ties into the house. Attaching to the roofline takes more design and engineering than a freestanding structure.
  • Materials and finishes. Roof, ceiling, columns, stone and pavers.
  • Features. Fireplaces, fire pits, outdoor kitchens, TV walls, fans, heaters and lighting.
  • Screening. Screen enclosures and retractable screens.
  • Electrical, gas and plumbing. Electrical handled with our licensed electrical partner, gas and plumbing by our licensed trade partners, and underground conduit.
  • Engineering, permits and HOA. The necessary engineered documents, permit fees and HOA requirements.
  • Site work. Access, grade and existing structures to remove.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.
