Screen Enclosure Builder in Jacksonville, FL

Screen enclosures for Northeast Florida patios, lanais and pools, designed with the rest of your backyard. We manage every step, from permit to final walkthrough.

A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners in Jacksonville and across Northeast Florida, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design instead of three separate projects.

Screen Enclosures: Your Options

  • Patio and lanai enclosures. Screen in an existing lanai, a new patio extension or a new covered space.
  • Pool and spa enclosures. Enclosures around pool decks and hot tubs, designed around your layout and equipment. We don't build pools; we work alongside the pool builder of your choice.
  • Expanded-view upgrade. Our expanded-view option keeps the frame lines clean so the yard reads like a picture window.
  • Tied into a roof. Enclosures that wrap a gazebo, A-frame or patio cover, so the structure and screen are one piece.
  • Motorized retractable screens. Drop-down screens that close off a covered area when the bugs come out and disappear when you want it open.
  • Lighting and fans. Lighting and ceiling fans planned in the design; see Screen Enclosure Lighting.

The CDC recommends using screens and repairing holes in them to keep mosquitoes outdoors.

Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.

Permits and HOA approval

Screen enclosures are permitted structures in Northeast Florida, and HOAs usually set rules on frame and screen colors and on height. We read your community's current guidelines before we design, prepare the HOA/ARB package and pull the permits. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How much does a screen enclosure cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a screen enclosure: the size and height; the roof style (screen only or tied into a solid roof); the expanded-view upgrade; doors and retractable screens; lighting and fans; the floor underneath; and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.

Do I need a permit for a screen enclosure? New screen enclosures and screen rooms generally require a permit. We handle the permit and inspections as part of the project. Every permitted structure gets its necessary engineered documents.

Can you screen in a pergola or patio cover? Often, yes, depending on the structure. We'll tell you what works best for your design during your consultation.

Will a screen enclosure hold up in a hurricane? Permitted structures are designed to Florida Building Code wind requirements, and every permitted structure gets its necessary engineered documents.

Can you add a screen enclosure to my existing lanai? Yes. We can screen an existing lanai or design the enclosure together with a lanai extension or patio extension, so the frame, roof and floor match.

Pergola vs. gazebo: what's the difference? A pergola has an open or louvered top. A gazebo has a solid roof. Both can be designed to match your home.

Is a covered patio worth it? For Florida living, a covered patio adds usable space through sun and rain and is one of the most-used rooms of the home. Value depends on design and quality.

How soon can my project start? For most projects, we can start within two to four weeks. The scope of your project decides the exact date.

Do you offer financing? We do. Synchrony Bank financing is available, including 18 months of no-interest financing, along with other financing options.
