Screen Enclosures in Clay County
Bug-free evenings in Clay County: screen enclosures with clean frame lines and the view kept open.
A screened room is often the most-used space in a Clay County home from April through October. We plan the frame, the doors, the floor and any roof together so the enclosure looks like it came with the house.

Clay County Screen Room Choices
Screen rooms with a solid roof. A roofed screen room keeps rain off the furniture and still lets the breeze through.
Screening an existing lanai. Close in what you already have with new framing matched to the house.
Fans and lights inside. Wired into the roof or beams so the screened room works after dark.
Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.
Standard insect screen offers only partial sun protection: one manufacturer rates common charcoal pool-and-patio mesh at up to about 44% sun and UV blockage.
Designing a screen enclosure for Clay County
Unincorporated Clay County, including Fleming Island, Oakleaf and most Orange Park addresses, is permitted by the County; the Town of Orange Park permits its own homes. Doctors Lake, Black Creek and the river put many Clay County homes on the water, so wind and sun shape the design. On golf course lots, a screen enclosure also adds a layer between the patio and the course.
A screen room with a solid roof is the most flexible option for summer storms, while a screen-only enclosure keeps the sky in view. Before we draw a screen enclosure in Clay County, we check where the doors should go for daily traffic, which frame color suits the house and what floor the enclosure will sit on.
Tighter solar screen fabrics block far more: manufacturer specs rate them at roughly 68% UV blockage and up to 90% of the sun's heat, depending on the weave.
Approvals and Permits in Clay County
Some Clay County homes have an HOA and some don't, so we check yours before we design. For a screen enclosure, boards commonly ask about frame color, screen type and how the new framing ties into the house. Confirm current guidelines with your association.
Clay County asks for a certified copy of the recorded Notice of Commencement for most permitted projects, and it must carry the permit number. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a screen enclosure in Clay County?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on lighting and fans; the floor underneath; the size and height; the roof style (screen only or under a solid roof); and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
Can you add lighting to a screen enclosure?Yes. We add lighting and ceiling fans to screen enclosures and covered patios as part of the design.
Can a screen enclosure have a solid roof?Yes. A screen room with a solid roof keeps the rain off and still lets the breeze through.
What's the Clay County site pre-review?In unincorporated Clay County, additions and accessory structures get a Planning and Zoning site review before the building permit. We handle it.
Does my Clay County home need HOA approval for a screen enclosure? Not always. In Clay County, review depends on the neighborhood; older areas may have deed restrictions instead of an HOA. Where a board applies, we prepare its package and submit it with you. Confirm current guidelines with your association.
Who permits a screen enclosure in Clay County? We file with Clay County, or the Town of Orange Park inside its limits, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
