Screen Enclosure Builder in Nocatee, FL
Screen enclosures for Nocatee patios, lanais and pools, designed with the rest of your backyard. We manage every step, from permit to final walkthrough.
A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners in Nocatee, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design instead of three separate projects.

Planning Your Screen Enclosure for a Nocatee Home
- Start with your neighborhood's guidelines. Each Nocatee neighborhood has its own review, so we check yours before we sketch a screen enclosure.
- Work from the builder lanai. Most Nocatee homes started with a standard lanai or slab, so we plan a screen enclosure to tie in cleanly and look original to the house.
- Fit the lot. Nocatee lots are efficient, so we keep a screen enclosure inside the setbacks and think about the neighbors' view, too.
- Plan the whole backyard. Pavers, lighting, fans and shade are designed together in AutoCAD, so everything works as one space.
Keeping mosquitoes out starts with intact screens: the CDC recommends using screens and repairing any holes in them.
Screen Enclosures in Nocatee: What's Different
Screen enclosures in Nocatee. Screened space is close to a must in Nocatee for bug-free evenings. In Cypress Trails we screened an A-frame cedar gazebo tied into the home's lanai, and for a homeowner in the Del Webb Nocatee community we built a composite-roof screen enclosure with a fire pit and outdoor kitchen.
Permits. Most of Nocatee is in St. Johns County, which issues the building permit, usually after a clearance sheet, and automatically notifies registered architectural review associations. Duval-side neighborhoods such as Brookwood are permitted by the City of Jacksonville. A Notice of Commencement is required for most permitted projects. See our St. Johns County permit guide.
Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.

Our Work in Nocatee
Screened A-frame gazebo with stone fireplace on a raised patio, Cypress Trails (Nocatee) A screened A-frame cedar gazebo that ties into the home's existing A-frame lanai so cleanly it looks original to the house. Because the yard drops off sharply, the patio is built up on a raised wall-block base. Inside, exposed rafters give it a cabin feel over a tongue-and-groove ceiling with lights and a ceiling fan, and the focal point is a gas fireplace clad in hand-laid stone with a raised hearth, a stone mantel and a TV above. The same pavers and ceiling finish continue across the existing lanai so the old and new spaces read as one.
Grand cedar gazebo with linear fireplace and two outdoor kitchens, Del Webb Nocatee An expansive A-frame cedar gazebo tied into the house, with custom columns to match the home and custom shutters, inside a screen enclosure with our expanded-view upgrade. Outside, a linear gas fireplace and a cedar privacy wall frame two outdoor kitchens with granite counters.
Composite-roof screen enclosure, fire pit and outdoor kitchen, Del Webb Nocatee We replaced an old screen with a composite-roof A-frame screen enclosure attached to the house, with our expanded-view upgrade and a privacy screen, beside a gas fire pit on a new paver extension and an outdoor kitchen with granite counters.

Frequently Asked Questions
How much does a screen enclosure in Nocatee cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a screen enclosure in Nocatee: the size and height; the roof style (screen only or tied into a solid roof); the expanded-view upgrade; doors and retractable screens; lighting and fans; the floor underneath; and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.
Do I need HOA approval for a screen enclosure in Nocatee? In most planned communities, yes. In Nocatee, pergolas, covers, screen enclosures, outdoor kitchens and fire features usually need architectural review before work starts. We prepare the drawings, site plan and material and color selections your review board asks for and submit them with you. The decision is your association's, so confirm current guidelines with your association.
Do I need a permit for a screen enclosure in Nocatee? Screen enclosures are permitted structures in Northeast Florida, and HOAs usually set rules on frame and screen colors and on height. St. Johns County issues the building permit in Nocatee. Expect a clearance step first, an automatic notice to registered architectural review associations, and a recorded Notice of Commencement for most permitted projects.
Do you build screen enclosures in Nocatee? Yes. We design and build custom screen enclosures, serving homeowners in Nocatee. Your project starts with a design session at our Jacksonville studio, and then Amany comes to your home for the in-home design visit.
Should I add the patio cover through my builder or after closing? Builder options are convenient but limited. Working with a custom builder after closing gives you more design freedom and a structure that fits how you live. We work with new homes in neighborhoods all over Northeast Florida, and we're an independent builder, not affiliated with any home builder.
Will my Nocatee HOA care about screen color? Often, yes. Screen and frame colors are common review topics in Nocatee neighborhoods, so we show them in the AutoCAD design and the package. Confirm current guidelines with your association.
