Planning Your Pergola for a Nocatee Home
- Start with your neighborhood's guidelines. Each Nocatee neighborhood has its own review, so we check yours before we sketch a pergola.
- Work from the builder lanai. Most Nocatee homes started with a standard lanai or slab, so we plan a pergola to tie in cleanly and look original to the house.
- Fit the lot. Nocatee lots are efficient, so we keep a pergola inside the setbacks and think about the neighbors' view, too.
- Plan the whole backyard. Pavers, lighting, fans and shade are designed together in AutoCAD, so everything works as one space.
How much sun a pergola blocks depends on how much open sky shows through its top; the Skin Cancer Foundation notes that the indirect UV reaching you in shade rises with the amount of open sky visible.
Pergolas in Nocatee: What's Different
Pergolas in Nocatee. Nocatee lots are compact, so a pergola often does the job a bigger structure can't: shade over the kitchen or dining area without closing in the yard. For a homeowner in the Del Webb Nocatee community, we built a cedar pergola over a curved outdoor kitchen on a paver extension.
Permits. Most of Nocatee is in St. Johns County, which issues the building permit, usually after a clearance sheet, and automatically notifies registered architectural review associations. Duval-side neighborhoods such as Brookwood are permitted by the City of Jacksonville. A Notice of Commencement is required for most permitted projects. See our St. Johns County permit guide.
UF/IFAS recommends avoiding wood-to-ground contact, like posts or decks set directly in soil, as one way to help reduce termite risk in Florida.

Frequently Asked Questions
How much does a pergola in Nocatee cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a pergola in Nocatee: the size and style; attached or freestanding; the wood; a clear roof; lighting and fans; the patio underneath; and engineering and permits. Do I need HOA approval for a pergola in Nocatee? Plan on it. Each Nocatee neighborhood has its own architectural review and design guidelines on top of the master association, and the details, such as screen and frame colors, enclosure height and roof types, differ from one neighborhood to the next. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
Do I need a permit for a pergola in Nocatee? Whether a pergola needs a building permit depends on its size, whether it's attached and your city or county. Nocatee homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. Every permitted structure gets its necessary engineered documents.
