Screen Enclosure Builder in Avondale, Jacksonville, FL

Avondale screen rooms and enclosures, planned in AutoCAD with the roof, the floor and the doors.

A screened room is often the most-used space in an Avondale home from April through October. We plan the frame, the doors, the floor and any roof together so the enclosure looks like it came with the house.

How Avondale Homeowners Screen Their Backyards

  • Screen rooms with a solid roof. A roofed screen room keeps rain off the furniture and still lets the breeze through.

  • Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.

  • Fans and lights inside. Wired into the roof or beams so the screened room works after dark.

  • New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.

The CDC recommends using screens and repairing holes in them to keep mosquitoes outdoors.

Designing a screen enclosure for Avondale

Avondale's 1920s homes, deep porches and live oaks set the tone, so new outdoor rooms should look like they belong to the house. New structures in Avondale should match the house's rooflines, trim and materials and sit toward the rear of the lot. On a small lot, a screen enclosure has to work inside the setbacks and still leave room to walk around the yard.

Fans inside a screened room keep the air moving on still evenings, so we plan the mounting points before the roof goes on. Before we draw a screen enclosure in Avondale, we check what floor the enclosure will sit on, where fans and lights can be mounted and the view you want to keep from inside.

Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.

Approvals and Permits in Avondale

Because Avondale is a locally designated historic district, the City reviews exterior changes, including site work, before a permit is issued, whether or not the work shows from the street. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.

Any other approval your property needs, such as the Certificate of Appropriateness, has to be in hand before the City issues the building permit. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a screen enclosure cost in Avondale? It depends on the design, so there's no standard price. The main cost drivers are lighting and fans; the floor underneath; the size and height; the roof style (screen only or under a solid roof); and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Screened porch or pergola?A screened area keeps bugs out, and a pergola is about shade and style. Many homeowners combine a covered extension with screening.

Can a hot tub go inside a screen enclosure?Yes. We plan the pad or build-up and the electrical with the enclosure so it all fits.

Can a new structure match my 1920s Avondale home?Yes. We design rooflines, trim and materials to match the house so the addition looks like it belongs, which is also what historic review looks for.

Does my Avondale home need HOA approval for a screen enclosure? Many Avondale homes have no HOA, so local zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. In Riverside and Avondale, the City's historic district review applies to most exterior work whether or not you have an HOA. Confirm current guidelines with your association.

Do I need a permit for a screen enclosure in Avondale? In most cases, yes. In Avondale, permits come from the City of Jacksonville. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
