Outdoor Living Contractor in San Marco, Jacksonville, FL

Backyards for San Marco homes, designed in person with you in AutoCAD. We manage every step, from permit to final walkthrough.

San Marco homes have character: older architecture, mature trees and lots that don't leave room for a design that doesn't fit. AY Luxury Designs designs pergolas, covered patios, screened porches, outdoor kitchens and fire features for homeowners in San Marco, built to look like they belong to the house. We handle the design, any historic review, the City of Jacksonville permits and the build.

Outdoor Living Services in San Marco

Every project is custom designed for your lot, your home's architecture and your neighborhood's guidelines.

Why Building in San Marco Is Different

City zoning, not a historic district. San Marco looks historic, but it isn't one of the City's locally designated historic districts, so most homes don't need a Certificate of Appropriateness. Individually designated landmarks are the exception, so we check your property's status before we design.

Permits. San Marco is inside the consolidated City of Jacksonville, so permits are filed through JaxEPICS and reviewed by building, zoning and the fire marshal. A Notice of Commencement is required for most permitted projects. See our Duval County permit guide.

The setting. Older homes, mature trees, narrower lots and the St. Johns River give San Marco backyards character, and a design has to fit the house.

Florida's summer thunderstorms are a reason to know the CDC's rule: open structures like gazebos and porches don't protect you from lightning, so go indoors when thunder roars.

Local Notes for San Marco Backyards

  • Built in the 1920s. Telfair Stockton, who also developed Avondale, developed San Marco in the 1920s, and many homes show the Mediterranean Revival style of that era.
  • San Marco Square. The neighborhood's shops and restaurants center on San Marco Square and its fountain, a short walk from many homes.
  • Older homes, narrower lots. New outdoor rooms have to fit the house and the lot, often placed on the least visible side.

A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.

Who Builds Your Project

AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.

Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. In St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.

Frequently Asked Questions

How much does an outdoor living project in San Marco cost? It depends on the design, so there's no standard price. The main cost drivers are the size of the space; electrical; engineering and permits; HOA requirements; site work; materials; and features like fireplaces, fire pits and screens. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Do I need a permit for a gazebo, pergola or patio cover in San Marco? Most attached or roofed structures need a building permit, and many freestanding ones do too, depending on size and design. San Marco is inside the consolidated City of Jacksonville, so building permits go through the Building Inspection Division's online system, JaxEPICS. Zoning and the fire marshal review plans along with building, and a Notice of Commencement is required for most permitted jobs. Every permitted structure gets its necessary engineered documents.

Do I need historic approval in San Marco? Usually not. San Marco isn't one of Jacksonville's locally designated historic districts, so most homes don't need a Certificate of Appropriateness. Individually designated landmarks can, so we check your property on the City's map first.

Do I need HOA approval for a pergola, gazebo or patio cover in San Marco? It depends on your street. In San Marco, most homes have no HOA board and no historic review. Individually designated landmarks are the exception. Where a board applies, we prepare its package and submit it with you. Confirm current guidelines with your association.

Do you serve San Marco? Yes. Nearby in Riverside, our projects include a wood deck and garden replaced with a paver patio, a pergola, an outdoor kitchen with a raised bar, a bench and a wood-burning fire pit. We start with a design session at our Jacksonville studio, and Amany then visits your home to finalize the design with you.

How soon can my project start? It depends on the scope, but we can start most projects within two to four weeks.

Do you offer financing? Yes. Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other financing options too.
