Screen Enclosure Builder in San Marco, Jacksonville, FL
Screen enclosures for San Marco patios and lanais, designed with the rest of your backyard. We manage every step, from permit to final walkthrough.
A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners in San Marco, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design. Granada, San Jose and Miramar have deeper lots than the blocks near the Square, with more room for a structure.

How San Marco Homeowners Screen Their Backyards
Screening an existing lanai. Close in what you already have with new framing matched to the house.
Hot tub inside the screen. Soak without the bugs, with a pad or build-up planned in.
Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.
New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.
The CDC recommends using screens and repairing holes in them to keep mosquitoes outdoors.
Before We Draw Your San Marco Screen Enclosure
Riverfront San Marco homes face the St. Johns River, where views and storm exposure both matter. On a small lot, a screen enclosure has to work inside the setbacks and still leave room to walk around the yard.
A screen room with a solid roof is the most flexible option for summer storms, while a screen-only enclosure keeps the sky in view. Before we draw a screen enclosure in San Marco, we check how the enclosure meets your existing roof, which frame color suits the house and the view you want to keep from inside.
Florida is home to more than 80 species of mosquitoes, according to UF/IFAS.
Approvals and Permits in San Marco
Most San Marco homes don't need historic review, because San Marco isn't a local historic district. A designated local landmark does, so we check your address on the City's land development map first. For a screen enclosure, boards commonly ask about frame color, screen type and how the new framing ties into the house. Confirm current guidelines with your association.
San Marco permits come from the City of Jacksonville, with building and zoning review in JaxEPICS. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
Is there a minimum budget for a screen enclosure in San Marco?Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on the size and height; the roof style (screen only or tied into a solid roof); the expanded-view upgrade; doors and retractable screens; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.
Can you replace an old screen enclosure?Yes. We can remove a tired enclosure and design a new one, often with a roof or a larger footprint.
Can a hot tub go inside a screen enclosure?Yes. We plan the pad or build-up and the electrical with the enclosure so it all fits.
Have you worked near San Marco?Yes. Our nearby work includes projects in Riverside and Mandarin, and we serve homeowners all across San Marco.
Does my San Marco home need HOA approval for a screen enclosure? Many San Marco homes have no HOA, so the City's zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. Confirm current guidelines with your association.
Does a screen enclosure in San Marco need a permit?Usually. The City of Jacksonville issues the permit. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
