Summer Kitchen Builder in San Marco, Jacksonville, FL

Summer kitchens for San Marco: Florida's name for the outdoor kitchen, designed with the cover, the fire and the patio around it.

The phrase 'summer kitchen' goes back to Southern homes that cooked outside to keep the house cool. In San Marco it still makes sense. We design summer kitchens that sit right off the lanai, with a cover for the storms and lights for late dinners. Older homes, mature trees, narrower lots and the St. Johns River give San Marco backyards character, and a design has to fit the house.

What a San Marco Summer Kitchen Can Include

  • With a bar. Bar seating so the cook isn't cooking alone.

  • Full kitchen. Grill, side burner, fridge and storage for families who cook outside often.

  • Lighting over the counter. Light where you prep, planned with the cover.

  • Power planned in. Circuits for appliances and lights designed with the layout.

In a national survey of residential landscape architects by ASLA, outdoor kitchens ranked among the top outdoor design elements, expected to be popular by nearly 59% of respondents.

Planning a Summer Kitchen in San Marco

San Marco's streets are lined with oaks, so shade, roots and leaf fall all factor into the design. On a historic lot, a kitchen tucked behind the house and finished in materials that suit it keeps the street view unchanged.

If you're not ready for a roof, we can design the summer kitchen so a cover can be added later without moving anything. Before we draw a summer kitchen in San Marco, we check how close the kitchen can sit to the lanai, where the smoke will drift and how the stonework matches the house.

The EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

Approvals and Permits in San Marco

San Marco isn't a locally designated historic district, but individual homes can be local landmarks, and a local landmark needs a Certificate of Appropriateness from the City before exterior work. We check your property on the City's map before we design. For a summer kitchen, review boards often want to know where it sits, what it's made of and whether a cover goes over it. Confirm current guidelines with your association.

In San Marco, permits are issued by the City of Jacksonville through JaxEPICS, and any other approval your lot needs has to be in hand before the permit is issued. Electrical work is permitted and inspected with the rest of the project. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a summer kitchen cost in San Marco? It depends on the design, so there's no standard price. The main cost drivers are the patio; the size and layout; base and counter materials; appliances; and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Should my summer kitchen be covered? In Northeast Florida, a cover makes the kitchen usable through summer sun and afternoon storms. We often design summer kitchens under a gazebo or lanai extension.

Where should a summer kitchen go?Usually close to the back door and out of the main wind, so smoke drifts away from the seating.

Can an outdoor room fit a compact San Marco lot?Usually, yes. A single well-planned room, placed on the least visible side of the house, often does the work of a whole backyard.

Does my San Marco home need HOA approval for a summer kitchen? Many San Marco homes have no HOA, so the City's zoning is what applies. If your street has deed restrictions or an association, we prepare that package as well. Confirm current guidelines with your association.
