Screen Enclosure Builder in Brookwood (Nocatee)
Screen enclosures for Brookwood patios and lanais, designed with the rest of your backyard. We manage every step, from permit to final walkthrough.
A screened room is often the most-used space in a Brookwood home from April through October. We plan the frame, the doors, the floor and any roof together so the enclosure looks like it came with the house.

Screen Enclosure Options in Brookwood
Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.
Wrapping a gazebo or A-frame. The structure and screen are designed as one piece.
Fans and lights inside. Wired into the roof or beams so the screened room works after dark.
Frame color choices. Frame colors chosen to suit your home and your community's guidelines.
Ordinary window screen won't stop no-see-ums: UF/IFAS notes that regular screens don't keep out biting midges, which need a much finer no-see-um mesh.
Designing a screen enclosure for Brookwood
Brookwood is a small Nocatee neighborhood of about 110 single-family homes built in the 2010s, in the southeast corner of Nocatee on the Duval County side. Some Brookwood homes back up to woods and nature trails, so designs keep the green view. New-build lanais are rarely screened, so screening is one of the first projects many families take on.
For homes with a view, the expanded-view upgrade is usually worth a look, because it reduces the framing you see from inside. Before we draw a screen enclosure in Brookwood, we check where the doors should go for daily traffic, what floor the enclosure will sit on and where fans and lights can be mounted.
Approvals and Permits in Brookwood
Brookwood reviews additions against its own guidelines and Nocatee's, so we confirm both before we design. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.
Permits in Brookwood are issued by the City of Jacksonville through JaxEPICS, and a recorded Notice of Commencement is required for most permitted projects. Every permitted structure gets its necessary engineered documents.
The Florida Building Code has its own section for screen enclosures, and it requires their structural members to be designed for wind from two directions.
