Getting Approval in Brookwood
Brookwood has its own association, and projects are reviewed against its guidelines and the Nocatee master rules. We prepare the package for you. Confirm current guidelines with your association.
- In Brookwood, the association reviews exterior changes, and the Nocatee master rules apply on top.
That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.
After the HOA: the Permit
Permits for Brookwood homes come from the City of Jacksonville through JaxEPICS, where zoning and the fire marshal review plans along with building. Most permitted projects need a Notice of Commencement. Our Duval County permit guide has the details. Each permitted structure gets the engineered documents it needs. Plan on two approvals, the HOA's and the permit office's. We handle both.
Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.
About Brookwood
Brookwood is a small Nocatee neighborhood of about 110 single-family homes built in the 2010s, tucked in the southeast corner of Nocatee on the Duval County side. It has its own playground and nature trails, and Cypress Park is less than a mile away.
When planning an outdoor living space, UF/IFAS suggests a tree, umbrella or pergola for daytime shade.
Before You Sketch: Brookwood Notes
- Some Brookwood homes back up to woods and nature trails, so designs keep the green view.
- Many Brookwood homes came with a covered lanai that's ready for an extension, a screen or a summer kitchen.
- With only about 110 homes, Brookwood feels quiet and wooded, and backyards are designed to match.
- Covered lanais ready to grow. Many homes came with a covered lanai that's ready for an extension, a screen or a summer kitchen.

Our Part of the Process
- Founder Amany Youssef sits down with you to design the project in person in AutoCAD, and then visits your home to settle the details and finishes.
- The final 5% stays with you for seven days after we finish, so any touch-ups get done before you sign.
- We put together the association package, order the engineered documents each permitted structure needs, and file for the permit.
- Wiring is done with our licensed electrical partner, and our licensed trade partners make the gas and plumbing connections.
- We can start most projects within two to four weeks, and financing is available through Synchrony Bank, including 18 months of no-interest financing.
What Reviewers Usually Look At
- Patio extensions. A bigger patio footprint is usually reviewed, so we include the paver plan with the rest.
- Screen rooms and enclosures. Frame color, screen color and height are the usual questions, and the drawings answer them up front.
- Pergolas, gazebos and patio covers. Most HOAs require architectural approval before a roofed or open-top structure goes up; we show the size, its spot on your survey, elevations, materials and colors.
These are typical review topics, not Brookwood's written rules. Confirm current guidelines with your association.
