Pergola Builder in Brookwood (Nocatee)

Brookwood pergolas that give the patio shape, filtered shade and a place to gather.

Rafters overhead change how a patio feels. Suddenly the table has a ceiling, the string lights have a home and the afternoon sun is broken into stripes. We plan pergolas for Brookwood families around the way they actually use the yard, then build them on site.

Ways to Build a Pergola in Brookwood

  • Stained on site. Built in wood and finished in the stain color you pick at the in-home visit.

  • Over the hot tub. Filtered shade and a little privacy right where you soak.

  • Lights and a fan. Wiring is hidden in the beams and planned in the AutoCAD design.

  • Covered top option. Part of the pergola can carry a solid cover where you want full shade.

The more open sky you can see through a pergola's top, the more indirect UV reaches you, according to the Skin Cancer Foundation, so slat spacing changes the quality of the shade.

Before We Draw Your Brookwood Pergola

Many Brookwood homes came with a covered lanai that's ready for an extension, a screen or a summer kitchen. With only about 110 homes, Brookwood feels quiet and wooded, and backyards are designed to match. Small yards benefit most from open structures, because a pergola marks a room without blocking light or air.

Stain color matters more than people expect. Seen next to the house, a slightly darker or lighter tone can make a pergola look original or added on. Before we draw a pergola in Brookwood, we check where the posts can land on your survey, how the rafters line up with the back door and windows and how the stain color sits next to your trim and roof.

UF/IFAS recommends avoiding wood-to-ground contact, like posts or decks set directly in soil, as one way to help reduce termite risk in Florida.

Approvals and Permits in Brookwood

Brookwood's association expects a full package before work starts, even though the permit comes from a different office than most of Nocatee. Expect the board to ask about the pergola's height, its distance from the property lines and its color. Confirm current guidelines with your association.

In Brookwood, we file with the City of Jacksonville through JaxEPICS, record the Notice of Commencement for most permitted projects and schedule the inspections through final. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How is the price of a pergola in Brookwood set?We price each project from its AutoCAD design. Lighting and fans; the patio underneath; the size and style; attached or freestanding; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

What's the best pergola for Florida weather? One designed and built for our sun, humidity, storms and salt air. We choose materials for your home's exposure and permit structures to Florida code.

Can a pergola be stained to match my trim?Yes. We build in wood and stain on site, so the color can be matched to your home.

Is Brookwood still being built? No. Nocatee lists Brookwood as sold out, so projects here update existing homes and lanais.

Will my Brookwood HOA review a pergola?Plan on it. Brookwood has its own association, and projects are reviewed against its guidelines and the Nocatee master rules. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.

Who permits a pergola in Brookwood?o. Whether a pergola needs a building permit depends on its size, whether it's attached and your city or county. Brookwood is inside the consolidated City of Jacksonville, so building permits go through the Building Inspection Division's online system, JaxEPICS, where zoning and the fire marshal review plans along with building. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
