Screen Enclosure Builder in Amelia Island, FL

Screening for Amelia Island lanais, gazebos and patio extensions, built as one design.

A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners on Amelia Island, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design. Oceanfront lots on Amelia Island can sit seaward of the state's Coastal Construction Control Line, which adds a state review for some structures.

Amelia Island Screen Room Choices

  • Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.
  • Wrapping a gazebo or A-frame. The structure and screen are designed as one piece.
  • Hot tub inside the screen. Soak without the bugs, with a pad or build-up planned in.
  • New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.

Before We Draw Your Amelia Island Screen Enclosure

Live oaks and maritime forest are part of what makes Amelia Island, and they shape where a structure can go. Tree canopy means falling leaves, and a screened room keeps them off the furniture.

Fans inside a screened room keep the air moving on still evenings, so we plan the mounting points before the roof goes on. Before we draw a screen enclosure on Amelia Island, we check where the doors should go for daily traffic, where fans and lights can be mounted and the view you want to keep from inside.

Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.

Review Boards and Permits on Amelia Island

Gated and resort communities on the island, such as Amelia Island Plantation and Summer Beach, run their own architectural review, often with careful rules on materials, colors and tree removal. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.

On Amelia Island, homes inside Fernandina Beach city limits are permitted by the City, and the rest of the island is unincorporated Nassau County, which issues permits through its Building Department. We confirm your jurisdiction before we design. Every permitted structure gets its necessary engineered documents.

Under the Florida Building Code, removable vinyl, glass or acrylic panels in a screen enclosure must carry a label saying they have to come down above a set wind speed.

Frequently Asked Questions

What does a screen enclosure cost on Amelia Island? It depends on the design, so there's no standard price. The main cost drivers are the expanded-view upgrade; doors and retractable screens; lighting and fans; the floor underneath; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Screened porch or pergola? A screened area keeps bugs out, and a pergola is about shade and style. Many homeowners combine a covered extension with screening.

Can you replace an old screen enclosure? Yes. We can remove a tired enclosure and design a new one, often with a roof or a larger footprint.

Do you work in Amelia Island Plantation and Summer Beach? We serve homeowners all across Amelia Island. Those communities run their own architectural review, so confirm current guidelines with your association.

Does a screen enclosure on Amelia Island go to the HOA? Usually, yes. Many Amelia Island homes are in communities with an architectural review board, and trees are often part of what the board looks at. We put the package together and handle the submittal with you. Confirm current guidelines with your association.

Who permits a screen enclosure on Amelia Island? We file with the City of Fernandina Beach inside city limits and Nassau County elsewhere on the island, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
