Outdoor Living Services in Fernandina Beach

Every project is custom designed for your lot, your home's architecture and your neighborhood's guidelines.

Why Building in Fernandina Beach Is Different

Historic District Council or HOA review. Newer neighborhoods like Amelia Park have their own architectural review, while the historic districts follow the City's Historic District Council process. We prepare the application with scaled drawings, materials and 3D renderings. Approval decisions belong to the Council or your association.

Permits. Homes inside Fernandina Beach city limits are permitted by the City of Fernandina Beach. In the Downtown and Old Town historic districts, exterior changes need a Certificate of Approval from the Historic District Council before the building permit. Outside city limits, unincorporated Nassau County issues permits through its online permit portal.

The setting. Fernandina's mix of historic homes, island lots and marsh views means salt air, mature trees and a design that respects the street.

Finishes chosen for salt air. Close to the ocean and the Intracoastal, we choose finishes and materials for the exposure.

Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.

Local Notes for Fernandina Beach Backyards

  • A Victorian downtown. The National Register historic district covers about 50 blocks, running from the Amelia River waterfront through downtown.
  • Old Town is separate. Old Town Fernandina, north of downtown, is its own historic district laid out on an 1811 Spanish town plan.
  • Island exposure. Salt air, marsh views and mature trees shape materials and placement across the city.

A roof overhead blocks direct sun, but some UV still bounces in from bright surfaces like dry sand or concrete, the Skin Cancer Foundation notes.

Who Builds Your Project

AY stands for Amany Youssef, the founder who designs every project with you and stays personally involved through the final walkthrough. Amany came to the United States as a young child, grew up in Jacksonville, graduated from the University of Florida, and earned her Florida building contractor license. When she did, she became the youngest female licensed building contractor in Florida at the time. Today she leads an experienced team of designers, project managers and builders.

Amany is a member of Professional Women in Building, a council of the Northeast Florida Builders Association (NEFBA), and serves as co-chair of its STEM committee. In St. Johns County, she speaks regularly to students at Tocoi Creek High School about careers in construction, and AY Luxury Designs takes on Tocoi Creek students as interns.

Frequently Asked Questions

How much does an outdoor living project in Fernandina Beach cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of an outdoor living project in Fernandina Beach: the size of the space; materials; features like fireplaces, fire pits and screens; electrical; engineering and permits; HOA requirements; and site work. You get a fully itemized quote within 24 hours of your design consultation.

Do I need a permit for a gazebo, pergola or patio cover in Fernandina Beach? Most attached or roofed structures need a building permit, and many freestanding ones do too, depending on size and design. Many homes with a Fernandina Beach address, including newer communities on the mainland side, are in unincorporated Nassau County, while homes inside city limits are permitted by the City. We confirm your jurisdiction before we design, and a Notice of Commencement is required for most permitted projects. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.

Do I need historic approval in Fernandina Beach? If your home is in the Downtown or Old Town historic districts, exterior changes need a Certificate of Approval from the Historic District Council before the City issues the building permit. We prepare the application with you; the decision is the Council's.

Do I need HOA approval for a pergola, gazebo or patio cover in Fernandina Beach? Usually, yes. Roofed structures, screen enclosures and most hardscape changes in Fernandina Beach go through architectural review before any work begins. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.

Do you serve Fernandina Beach? Yes. In Fernandina Beach, our projects include a long screen enclosure with our expanded-view upgrade and a hot tub pad. Your project starts with a design session at our Jacksonville studio, and then Amany comes to your home for the in-home design visit.

Is Old Town the same as the downtown historic district? No. Old Town Fernandina is a separate historic district north of downtown, laid out on an 1811 Spanish plan. Exterior work in either district goes through the City's historic review first.

How soon can my project start? It depends on the scope, but we can start most projects within two to four weeks.

Do you offer financing? Yes. Along with 18 months of no-interest financing through Synchrony Bank, we have other financing options available.
