Outdoor Living Room Design in Fernandina Beach, FL

Design your Fernandina Beach outdoor living room from the furniture out.

An outdoor living room is a covered space you furnish and use like a room in the house: a roof overhead, a fireplace or TV as the focal point, fans for summer, heaters for cool evenings and screens for the bugs. AY Luxury Designs designs outdoor living rooms for homeowners in Fernandina Beach from the furniture layout out.

Building Blocks of a Fernandina Beach Outdoor Room

  • A focal wall. A fireplace, a linear fire feature or a TV wall where the seating faces.

  • Privacy. A wall or panels on the neighbor side.

  • Kitchen nearby. An outdoor kitchen within reach of the seating.

  • Pavers or stone floor. A floor that suits both the room and the patio around it.

Fans cool people, not rooms: the breeze creates a wind-chill effect, according to ENERGY STAR.

Before We Draw Your Fernandina Beach Outdoor Living Room

In Fernandina's historic districts, materials and placement matter as much as the design itself, so outdoor rooms are planned to sit behind the house. Amelia Walk and Amelia National are newer communities with a Fernandina Beach address, many of them in unincorporated Nassau County. Builder lanais are often too small for a table, so a roofed extension that looks original to the house is one of the most common first projects.

Privacy panels on one side can make an outdoor room feel cozy without closing it in. Before we draw an outdoor living room in Fernandina Beach, we check what the focal wall is, how the floor meets the patio and where the sun sets.

ENERGY STAR recommends running ceiling fans counterclockwise in summer for a cooling breeze.

Approvals and Permits in Fernandina Beach

Newer neighborhoods like Amelia Walk and Amelia National have their own architectural review, while the historic districts follow the City's Historic District Council process. Boards usually review the roof structure, its height and how it matches the house. Confirm current guidelines with your association.

Homes inside Fernandina Beach city limits are permitted by the City. In the Downtown and Old Town historic districts, exterior changes need a Certificate of Approval from the Historic District Council before the building permit, and a pergola or deck with a structure goes to the Council. Outside city limits, unincorporated Nassau County issues the permit. Every permitted structure gets its necessary engineered documents.
