Outdoor Living Room Design in Nocatee, FL
Shade, a fireplace, a TV and fans: outdoor living rooms for Nocatee homes.
Start with the sofa and the TV, then build the room around them. That's how we design outdoor living rooms for Nocatee homeowners, in AutoCAD, with the roof matched to the house.

Building Blocks of a Nocatee Outdoor Room
A focal wall. A fireplace, a linear fire feature or a TV wall where the seating faces.
Warm finishes. Wood ceilings, stone walls and floors chosen to match your home.
Light for evenings. Ceiling lights, accent lights and step lights on dimmers.
Screened or open. A screen room for bug-free evenings, or open sides for the breeze.
ENERGY STAR recommends running ceiling fans counterclockwise in summer for a cooling breeze.
Nocatee Planning Notes for Your Outdoor Living Room
Nocatee families use their backyards hard, so screened space, shade and room for kids come up in almost every design. Golf carts and trails connect Nocatee's neighborhoods, so many homeowners want an easy path from the patio to the side yard. On a newer home, matching the builder's roofing and trim makes a new roof look like it came with the house.
Screens turn an outdoor room into a bug-free space you can use at dusk. Before we draw an outdoor living room in Nocatee, we check where the seating faces, whether screens are needed and how the floor meets the patio.
A patio is one of the two most-wanted home features in NAHB's study of home buyers, rated essential or desirable by 86% of buyers.
Approvals and Permits in Nocatee
In Nocatee, a project is reviewed by your neighborhood's association and checked against the Nocatee master rules, so we start by confirming which guidelines apply to your street. For an outdoor room, review boards often want elevations, roofing colors and screen colors. Confirm current guidelines with your association.
In Nocatee, permits come from St. Johns County. We file the clearance sheet and the permit application, record the Notice of Commencement the county requires for most permitted projects, and schedule the inspections. Every permitted structure gets its necessary engineered documents.
