Outdoor Kitchen Builder in Fernandina Beach, FL

Cook outside in Fernandina Beach: outdoor kitchens with bar seating, shelter and lighting designed as one.

An outdoor kitchen turns the patio into the room everyone ends up in. AY Luxury Designs designs and builds custom outdoor kitchens for homeowners in Fernandina Beach: the layout, the stonework, the counters, the power and the cover overhead, planned together so the kitchen works in Florida sun and summer storms. Fernandina's mix of historic homes, island lots and marsh views means salt air, mature trees and a design that respects the street.

Outdoor Kitchen Options in Fernandina Beach

  • Straight grill run. A clean line of counters along the house or the edge of the patio.
  • Beverage center. Room for a small fridge so drinks stay outside.
  • Counters you choose. Counter material picked with you at the in-home visit.
  • Task lighting. Light where you cook and serve, without glare.

UF/IFAS notes that warm-white LEDs below about 3600K are harder for insects to see, while cooler-white bulbs attract more bugs.

What Shapes an Outdoor Kitchen in Fernandina Beach

On the mainland side of Fernandina Beach, newer communities have open backyards and builder patios that are ready to be extended. On newer homes, the builder patio rarely has room for a kitchen, so the kitchen is usually designed with a patio extension.

Placement is the first decision. Close to the back door is convenient, but smoke and heat need somewhere to go, so we study the wind and the windows. Before we draw an outdoor kitchen in Fernandina Beach, we check how far power has to run, whether there's room for bar seating and which way smoke will drift.

Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data.

HOA, Historic Review and Permits in Fernandina Beach

Fernandina Beach projects go to an HOA board, the Historic District Council or neither, depending on where the home is. We check first. Boards usually look at where the kitchen sits, how it's screened from neighbors and any structure over it. Confirm current guidelines with your association.

Homes inside Fernandina Beach city limits are permitted by the City. In the Downtown and Old Town historic districts, exterior changes need a Certificate of Approval from the Historic District Council before the building permit, and a pergola or deck with a structure goes to the Council. Outside city limits, unincorporated Nassau County issues the permit. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How much does an outdoor kitchen in Fernandina Beach cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of an outdoor kitchen in Fernandina Beach: the patio underneath; the size and layout; the base and counter materials; the appliances; and permits. You get a fully itemized quote within 24 hours of your design consultation.

Who handles the gas and water connections? Gas and plumbing connections are made by our licensed trade partners, and we coordinate them as part of your project.

Do outdoor kitchens need a roof? Not always, but in Northeast Florida a cover makes the kitchen usable through sun and afternoon storms.

Is my Fernandina Beach address in the city or the county? Not always the city. Many homes with a Fernandina Beach mailing address, including newer mainland communities, are in unincorporated Nassau County. We confirm your jurisdiction and pull the right permits.

Do I need HOA approval for an outdoor kitchen in Fernandina Beach? Plan on it. Mainland communities in Fernandina Beach usually have architectural review boards; the historic districts have the City's own review. We prepare the site plan, scaled drawings and material and color selections and submit them with you. Confirm current guidelines with your association.
