Screen Enclosures in St. Johns County

Screening for St. Johns County lanais, gazebos and patio extensions, built as one design.

A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners in St. Johns County, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design.

How St. Johns County Homeowners Screen Their Backyards

  • Screening an existing lanai. Close in what you already have with new framing matched to the house.

  • Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.

  • Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.

  • Frame color choices. Frame colors chosen to suit your home and your community's guidelines.

Florida has more frequent and longer pollen seasons than most of the country, UF/IFAS notes, with trees pollinating in winter and spring.

St. Johns County Planning Notes for Your Screen Enclosure

Registered architectural review associations in St. Johns County are notified automatically when exterior work is filed. We've completed projects across St. Johns County, from Nocatee and RiverTown to SilverLeaf, Shearwater and Palencia. Sand and salt spray are hard on screen doors near the beach, so we place doors on the sheltered side when we can.

Screen enclosures last longest when they're designed with the roof and the floor, so we draw all three together in AutoCAD. Before we draw a screen enclosure in St. Johns County, we check which frame color suits the house, what floor the enclosure will sit on and the view you want to keep from inside.

Approvals and Permits in St. Johns County

St. Johns County's planned communities each publish their own guidelines, so the package is built for your community, not the county. For a screen enclosure, boards commonly ask about frame color, screen type and how the new framing ties into the house. Confirm current guidelines with your association.

We file the clearance sheet and permit with St. Johns County, record the Notice of Commencement for most permitted projects and schedule the inspections. See our St. Johns County permit guide. Every permitted structure gets its necessary engineered documents.

Under the Florida Building Code, removable vinyl, glass or acrylic panels in a screen enclosure must carry a label saying they have to come down above a set wind speed.

Frequently Asked Questions

How is the price of a screen enclosure in St. Johns County set?We price each project from its AutoCAD design. Doors and retractable screens; lighting and fans; the floor underneath; the size and height; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.

Can you add lighting to a screen enclosure?Yes. We add lighting and ceiling fans to screen enclosures and covered patios as part of the design.

Can you replace an old screen enclosure?Yes. We can remove a tired enclosure and design a new one, often with a roof or a larger footprint.

Will my St. Johns County HOA be notified? If your association is registered with the county, it's notified automatically when exterior work is filed. You still need its approval first.

Do I need HOA approval for a screen enclosure in St. Johns County?Usually, yes, if your home is in a community with an architectural review board, and most St. Johns County communities have one. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.

Do I need a permit for a screen enclosure in St. Johns County? In most cases, yes. In St. Johns County, permits come from St. Johns County, or the City of St. Augustine inside its limits, depending on your address. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
