Covered Patio Extensions in St. Johns County

More covered space for St. Johns County families, designed in person with you in AutoCAD. We manage every step, from permit to final walkthrough.

A covered patio is one of the most-used rooms of a Florida home, because it works through sun and rain. We design covered patio extensions for homeowners in St. Johns County that tie into the roofline and look like they came with the house, with the ceiling, fans and floor planned together.

Patio Cover Styles in St. Johns County

  • Wood or finished ceiling. A ceiling that makes the cover feel like a room.

  • Kitchen or fireplace underneath. A covered extension is the natural home for an outdoor kitchen or fireplace.

  • Clear sightlines. Column placement planned so the roof frames the view instead of blocking it.

  • Screened or open. Leave it open to the yard or add a screen enclosure around it.

Daylighting research from Lawrence Berkeley National Laboratory notes that overhangs can reduce daylight reaching a room, while taller, sloped ceilings help spread light deeper, which is why roof height and shape matter on a lanai extension.

Before We Draw Your St. Johns County Covered Patio Extension

St. Johns County runs from the Ponte Vedra Beach coast and Nocatee to RiverTown on the St. Johns River and St. Augustine to the south. Many St. Johns County homes are newer and came with a basic covered lanai, so extending it is the most common first project. On a newer home, matching the builder's roofing and trim makes a new roof look like it came with the house.

Most covered patios end up holding more than chairs: a TV, a kitchen or a fireplace. We plan the power for those in the first design, even if you add them later. Before we draw a covered patio extension in St. Johns County, we check how the new roof meets the existing roofline, where columns can go without blocking the view and how the floor carries out from the old slab.

Approvals and Permits in St. Johns County

Nearly every St. Johns County neighborhood has an architectural review board, so we plan its timeline into the schedule. Boards usually want elevations showing how the new cover meets the roofline, along with the roofing material and the setbacks. Confirm current guidelines with your association.

St. Johns County notifies registered architectural review associations automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a covered patio extension cost in St. Johns County? It depends on the design, so there's no standard price. The main cost drivers are the floor; the size and roof style; tie-in to the house; ceiling, fans and lights; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Will a patio cover make my house darker inside? It can if it's designed poorly. We choose the roof style and height so the rooms behind it keep their light.

Can a covered patio be screened later?Yes. We can plan the cover so a screen enclosure can be added now or down the road.

Do I need engineering for a structure in St. Johns County?Every permitted structure gets its necessary engineered documents. We include them with the permit package.

Will my St. Johns County HOA review a covered patio extension? In most St. Johns County communities, yes. We prepare the drawings, materials and 3D renderings the board looks at and submit them with you. The decision belongs to the board, so confirm current guidelines with your association.

Does a covered patio extension in St. Johns County need a permit?Usually. St. Johns County, or the City of St. Augustine inside its limits issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
