Screen Enclosures in Nassau County

Screen enclosures for Nassau County patios and lanais, designed with the rest of your backyard. We manage every step, from permit to final walkthrough.

Most people want two things from a screen enclosure: keep the bugs out and keep the view. We design enclosures for Nassau County homes with our expanded-view option and doors where you actually walk, so the screen disappears and the yard stays in the picture.

How Nassau County Homeowners Screen Their Backyards

  • Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.

  • Wrapping a gazebo or A-frame. The structure and screen are designed as one piece.

  • Hot tub inside the screen. Soak without the bugs, with a pad or build-up planned in.

  • New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.

Ordinary window screen won't stop no-see-ums: UF/IFAS notes that regular screens don't keep out biting midges, which need a much finer no-see-um mesh.

Planning a screen enclosure in Nassau County

Nassau County runs from Fernandina Beach and Amelia Island to Yulee and the growing communities around it. Island homes face salt air and ocean wind, while Yulee's newer communities deal more with sun and compact lots. Tree canopy means falling leaves, and a screened room keeps them off the furniture.

Fans inside a screened room keep the air moving on still evenings, so we plan the mounting points before the roof goes on. Before we draw a screen enclosure in Nassau County, we check where the doors should go for daily traffic, where fans and lights can be mounted and the view you want to keep from inside.

Approvals and Permits in Nassau County

Some Nassau County homes need HOA approval and some need historic review; we sort that out before we design. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.

We confirm whether your home is in Fernandina Beach or unincorporated Nassau County, then file the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.

The Florida Building Code has its own section for screen enclosures, and it requires their structural members to be designed for wind from two directions.

Frequently Asked Questions

How much does a screen enclosure in Nassau County cost?Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a screen enclosure in Nassau County: the roof style (screen only or under a solid roof); the expanded-view upgrade; doors and retractable screens; lighting and fans; and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.

Screened porch or pergola?A screened area keeps bugs out, and a pergola is about shade and style. Many homeowners combine a covered extension with screening.

Can you replace an old screen enclosure?Yes. We can remove a tired enclosure and design a new one, often with a roof or a larger footprint.

Are there tree rules in Nassau County?Unincorporated Nassau County has tree protection rules, so we plan around significant trees from the first sketch.

Do I need HOA approval for a screen enclosure in Nassau County?Only if your home is in an association or has deed restrictions, and many Nassau County homes don't. If yours does, we prepare the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings). Either way, we design to the local rules and pull the permits. Confirm current guidelines with your association.

Who permits a screen enclosure in Nassau County? We file with Nassau County, or the City of Fernandina Beach inside its limits, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
