Screen Enclosure Builder in Mandarin, Jacksonville, FL

Mandarin screen rooms and enclosures, planned in AutoCAD with the roof, the floor and the doors.

Northeast Florida evenings are perfect right up until the mosquitoes arrive. A screen enclosure fixes that without walling you in. We design screen enclosures for homeowners in Mandarin with clean frame lines, the right doors and room for fans and lights, and we build them with the patio and any roof they wrap. Older screen enclosures are common in Mandarin, and many projects add shade or a covered area to one.

How Mandarin Homeowners Screen Their Backyards

  • Doors where you walk. Door placement follows your path from the house to the yard and the grill.
  • Screening an existing lanai. Close in what you already have with new framing matched to the house.
  • Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.
  • Wrapping a gazebo or A-frame. The structure and screen are designed as one piece.

Standard insect screen offers only partial sun protection: one manufacturer rates common charcoal pool-and-patio mesh at up to about 44% sun and UV blockage.

What Shapes a Screen Enclosure in Mandarin

Mandarin sits on the east bank of the St. Johns River south of downtown, where author Harriet Beecher Stowe spent her winters after the Civil War. Water views and bugs go together, so a screen enclosure with our expanded-view upgrade keeps the view open and the mosquitoes out.

The doors are where most enclosures go wrong. We place them for the walk to the grill, the yard and the side gate, not just where the framing is easiest. Before we draw a screen enclosure in Mandarin, we check how the enclosure meets your existing roof, what floor the enclosure will sit on and where fans and lights can be mounted.

Tighter solar screen fabrics block far more: manufacturer specs rate them at roughly 68% UV blockage and up to 90% of the sun's heat, depending on the weave.

Approvals and Permits in Mandarin

Newer Mandarin subdivisions usually have an architectural review board; many older ones rely on deed restrictions. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.

In Mandarin, permits are issued by the City of Jacksonville through JaxEPICS, and any other approval your lot needs has to be in hand before the permit is issued. Electrical work is permitted and inspected with the rest of the project. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

How much does a screen enclosure in Mandarin cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a screen enclosure in Mandarin: lighting and fans; the floor underneath; the size and height; the roof style (screen only or tied into a solid roof); and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.

Screened porch or pergola? A screened area keeps bugs out, and a pergola is about shade and style. Many homeowners combine a covered extension with screening.

Can a screen enclosure have a solid roof? Yes. A screen room with a solid roof keeps the rain off and still lets the breeze through.

Can you add a covered area to my existing screen enclosure? Often, yes. One of our Mandarin projects is a covered pergola built onto a family's existing screen enclosure. We look at the existing structure first and design the addition to tie into it.

Do I need HOA approval for a screen enclosure in Mandarin? Usually, yes, if your home is in a community with an architectural review board, and most Mandarin communities have one. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.

Who permits a screen enclosure in Mandarin? We file with the City of Jacksonville, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
