Pavers & Patios in St. Augustine, FL
The floor of your outdoor space: St. Augustine paver patios planned with everything on top.
Most outdoor projects start at ground level. A patio extension gives the table, the grill and the fire pit room to breathe, and a good border makes the whole yard look finished. We design paver patios for homeowners in St. Augustine in AutoCAD, with the steps, walls and lighting worked in. Many homes in the newer St. Augustine communities start with a basic covered lanai and a small slab, so a lot of projects begin by extending the outdoor space.

St. Augustine Patio and Paver Ideas
- Paving over the old slab. Old and new surfaces covered so they read as one.
- Seat walls and benches. Built-in seating that also defines the edges.
- Borders and patterns. A border that makes the whole patio look finished.
- Lights in the pavers. In-ground and seat-wall lights planned before the pavers go down.
Interlocking concrete pavers can be taken up and put back using the same pavers, unlike asphalt or poured concrete, according to the Interlocking Concrete Pavement Institute (ICPI).
Before We Draw Your St. Augustine Paver Patio
Pond and preserve lots are common in St. Augustine's master-planned communities, so many designs frame the view instead of closing it in. On lots that slope toward water, steps and seat walls help the patio meet the grade.
Seat walls do two jobs: they give guests a place to sit and they frame the edge of the patio. Before we draw a paver patio in St. Augustine, we check how the new surface meets the old slab, what goes on top now or later and how much lot coverage the patio adds.
ICPI notes that because pavers need no curing, repairs to a paver surface can be done quickly.
HOA, Historic Review and Permits in St. Augustine
Whether a St. Augustine project goes to an HOA board, the City's historic review or neither depends on the address, so we sort that out before we draw anything. For new pavers, review boards often ask about the color, the pattern and how much the footprint grows. Confirm current guidelines with your association.
Two offices permit St. Augustine homes: the City inside its limits and St. Johns County outside them. We pull the right permit for your address and schedule the inspections. Paver work that needs a permit is filed with the rest of the project.

Frequently Asked Questions
Is there a minimum budget for a paver patio in St. Augustine? Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on seat walls, planters and steps; lighting; how much the site needs to be built up; the size of the area; and permits where structures are involved, and your fully itemized custom quote comes within 24 hours of your consultation.
Can I extend my existing concrete patio? Yes, in most cases. We can extend with pavers or other surfaces and tie them into what you have.
Can lights be added to pavers? Yes. In-ground lights and lights under seat-wall caps are planned before the pavers go down.
Do you work in SilverLeaf, Shearwater and Markland? Yes. We've completed projects in SilverLeaf, Shearwater and Markland, and we serve homeowners all across St. Augustine. Each community runs its own architectural review, so confirm current guidelines with your association.
Will my St. Augustine HOA review new pavers or a patio extension? In most cases, yes. In St. Augustine, the review that matters depends on where you live: a community architectural review board in places like SilverLeaf, Palencia or Markland, the City's historic review downtown, or simply the county's rules on an older street. Most HOAs review changes to the patio footprint. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.
