Pavers & Patios in St. Johns, FL

Paver patios, patio extensions, walkways and seat walls for St. Johns homes, designed in AutoCAD.

Paving over a small slab and extending it into the yard can change how you use the whole backyard. We design paver patios for St. Johns homes so the surface, the seating and whatever goes on top all work together. From RiverTown on the river to the newer neighborhoods inland, most St. Johns homes are in newer planned communities.

Ways to Extend a St. Johns Patio

  • Hot tub pads and build-ups. A pad or build-up designed for the weight and look you want.
  • Steps and raised patios. Help the patio meet a sloped yard.
  • Walkways and side paths. Connect the patio to the gate, the yard or a fire area.
  • Planters. Raised planters that soften the hardscape.

In NAHB's study of home buyers, 86% rated a patio essential or desirable, making it one of the two most-wanted features.

Planning a Paver Patio in St. Johns

Preserve lots in St. Johns back up to protected wetlands and woods, which means more shade and privacy but also firmer limits on where a structure can go. Around mature trees, the patio is laid out to protect roots, and borders follow the trees instead of fighting them.

On a sloped yard, a raised patio with steps can turn an awkward grade into the best seat in the house. Before we draw a paver patio in St. Johns, we check where steps are needed on a slope, where lights and outlets will sit and how the border meets the lawn.

That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.

Approvals and Permits in St. Johns

From RiverTown to Stillwater, nearly every St. Johns community has an architectural review committee, and the bigger ones add village-level rules, so the submittal has to match the right set of guidelines. Boards usually look at patio footprint changes, paver colors, borders and wall heights. Confirm current guidelines with your association.

St. Johns County issues the permit, usually after a clearance sheet, and registered architectural review associations can be notified automatically. That's one reason we get HOA approval first. Paver work that needs a permit is filed with the rest of the project.
