Pavers & Patios in St. Johns County
St. Johns County paver patios that give the table, the grill and the fire room to breathe.
Most outdoor projects start at ground level. A patio extension gives the table, the grill and the fire pit room to breathe, and a good border makes the whole yard look finished. We design paver patios for homeowners in St. Johns County in AutoCAD, with the steps, walls and lighting worked in.

St. Johns County Patio and Paver Ideas
Patio extensions. Grow the slab into a real outdoor room.
Paving over the old slab. Old and new surfaces covered so they read as one.
Hot tub pads and build-ups. A pad or build-up designed for the weight and look you want.
Borders and patterns. A border that makes the whole patio look finished.
That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.
Planning a paver patio in St. Johns County
Unincorporated St. Johns County issues a clearance sheet before it accepts a building permit application for most improvements. Many St. Johns County homes are newer and came with a basic covered lanai, so extending it is the most common first project. Sandy soil near the beach makes the base under the pavers important, and light-colored pavers stay cooler underfoot in full sun.
The best time to plan lighting and power is before the pavers go down, so we draw the fixtures and conduit in the first AutoCAD design. Before we draw a paver patio in St. Johns County, we check where steps are needed on a slope, what goes on top now or later and how much lot coverage the patio adds.
Interlocking concrete pavers can be taken up and put back using the same pavers, unlike asphalt or poured concrete, according to the Interlocking Concrete Pavement Institute (ICPI).
Approvals and Permits in St. Johns County
In St. Johns County, the HOA and the county permit are separate steps, and registered associations are notified automatically when exterior work is filed. For new pavers, review boards often ask about the color, the pattern and how much the footprint grows. Confirm current guidelines with your association.
Homes inside the City of St. Augustine are permitted by the City, and the rest of St. Johns County by the county. We confirm your jurisdiction first.

Frequently Asked Questions
What does a paver patio cost in St. Johns County? It depends on the design, so there's no standard price. The main cost drivers are seat walls, planters and steps; lighting; how much the site needs to be built up; the size of the area; and permits where structures are involved. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Do you build seat walls and fire pits with the patio?Yes. Seat walls, benches, planters, fire pits and steps are often part of the same paver design.
What's the best patio shape? The one that fits how you use the yard. We lay out furniture in the AutoCAD design and shape the patio around it.
Do you serve all of St. Johns County?Yes. We serve homeowners from Ponte Vedra Beach and Nocatee to RiverTown, St. Johns, World Golf Village and St. Augustine.
Do I need HOA approval for new pavers or a patio extension in St. Johns County?Usually, yes. St. Johns County's planned communities each publish their own guidelines, so the package is built for your community, not the county. Most HOAs review changes to the patio footprint. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
