Planning a pool house or pool bath on Amelia Island

On a barrier island, Amelia homes face salt air, ocean wind and protected tree canopy, so we plan around significant trees from the first sketch. Oceanfront lots on Amelia Island can sit seaward of the state's Coastal Construction Control Line, which adds a state review for some structures. Island roofs are designed for coastal wind, with footings placed around tree roots.

Keeping the walk from the deck short and safe matters more than the size of the building. Before we draw a pool house or pool bath on Amelia Island, we check where plumbing can reach, the walk from the deck and how it reads from the street.

Up to 80% of UV rays can get through clouds, according to the Skin Cancer Foundation.

Approvals and Permits on Amelia Island

On Amelia Island, community review boards in places like Amelia Island Plantation and Summer Beach look closely at materials, colors and trees, so the design starts from their guidelines. Associations typically look at the building's size, roofing and how it matches the home. Confirm current guidelines with your association.

Whether you're inside Fernandina Beach city limits or in unincorporated Nassau County decides who issues your permit. Oceanfront lots can also fall under the state's Coastal Construction Control Line, which can mean a separate state permit, so we check that first. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a pool house or pool bath cost on Amelia Island? It depends on the design, so there's no standard price. The main cost drivers are plumbing and electrical; the roof; the walkways around it; the size and finishes; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Can a pool house match my home?Yes. We choose the roof, trim and colors to match the house.

Pool house or cabana?A cabana is usually open, like a covered shelter; a pool house is enclosed. Some families pair the two.

Is all of Amelia Island in Fernandina Beach? No. The City of Fernandina Beach covers the north end of the island, while much of the south end is unincorporated Nassau County.

Will my Amelia Island HOA review a pool house or pool bath?In most cases, yes. Many Amelia Island homes are in communities with an architectural review board, and trees are often part of what the board looks at. We prepare what the board asks for, and the decision is the board's, so confirm current guidelines with your association.

Does a pool house or pool bath on Amelia Island need a permit?Usually. The City of Fernandina Beach inside city limits and Nassau County elsewhere on the island issues the permit, depending on your address. We prepare the package, pull the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
