What Shapes a pool house or pool bath in Nocatee
Nocatee has two separate 55-and-over communities, Del Webb Nocatee and Del Webb Ponte Vedra, each with its own clubhouse and association. Nocatee's master rules and each neighborhood's guidelines both apply, which makes a well-prepared HOA package worth the effort. Close neighbors make roof height and placement matter, so we check sightlines from next door as well as from your house.
Keeping the walk from the deck short and safe matters more than the size of the building. Before we draw a pool house or pool bath in Nocatee, we check the walk from the deck, what goes inside and how it reads from the street.
Up to 80% of UV rays can get through clouds, according to the Skin Cancer Foundation.
Approvals and Permits in Nocatee
In Nocatee, a project is reviewed by your neighborhood's association and checked against the Nocatee master rules, so we start by confirming which guidelines apply to your street. Boards usually review a pool house like any accessory building: placement, height, roofing and colors. Confirm current guidelines with your association.
Most of Nocatee is in St. Johns County, but a few neighborhoods on the Duval County side, such as Brookwood, are permitted by the City of Jacksonville. We confirm yours first. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a pool house or pool bath in Nocatee set?We price each project from its AutoCAD design. The roof; the walkways around it; the size and finishes; plumbing and electrical; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Can a pool house match my home?Yes. We choose the roof, trim and colors to match the house.
Can a pool house include a kitchenette? It can. Ask us about it during your design session, and we'll show options in AutoCAD.
Are Del Webb Nocatee and Del Webb Ponte Vedra the same community? No. They're two separate 55-and-over communities inside Nocatee, each with its own clubhouse and association. We've worked in both.
Do I need HOA approval for a pool house or pool bath in Nocatee?Plan on it. Every Nocatee neighborhood reviews exterior changes, so plan on HOA approval for almost any backyard structure. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Who permits a pool house or pool bath in Nocatee?Nocatee homes are permitted by St. Johns County. The County requires a building permit for most improvements and, in most cases, a clearance sheet before it accepts the application, and registered architectural review associations are notified automatically when exterior work is filed. We handle the permit and inspections, and every permitted structure gets its necessary engineered documents.
