Lanai Extension in Amelia Island, FL

Amelia Island lanai extensions with the roof, ceiling and floor carried out as one.

If your lanai is a hallway instead of a room, it's time to extend it. AY Luxury Designs designs and builds lanai extensions, serving homeowners on Amelia Island, with the roof tied into the house and the old and new floor paved as one. On a barrier island, Amelia homes face salt air, ocean wind and protected tree canopy, so we plan around significant trees from the first sketch.

Amelia Island Lanai Extension Ideas

  • Roof tied into the house. The new roof meets the old one cleanly.
  • Matching ceiling. The ceiling carries through so the space reads as one room.
  • Fans and lights. Wired into the new ceiling.
  • Single-slope or gable. Roof style chosen to suit your roofline.

Lanai is a Hawaiian word for a roofed porch or veranda, and Merriam-Webster dates its first known use in English to 1823.

Amelia Island Planning Notes for Your Lanai Extension

Live oaks and maritime forest are part of what makes Amelia Island, and they shape where a structure can go. Under mature trees, a solid roof keeps leaves and pollen off the furniture, and footings are placed to work around roots.

A lanai extension that's too low makes the inside of the house dark, so we check window heights before we design. Before we draw a lanai extension on Amelia Island, we check whether the ceiling can carry through, what happens to the existing screen and where the floor seam would fall.

In Hawaii, a covered porch is simply called a lanai, Merriam-Webster notes, and the word has become a common term for covered outdoor living spaces.

Review Boards and Permits on Amelia Island

Many Amelia Island homes are in communities with an architectural review board, and trees are often part of what the board looks at. Boards usually want to see how far the extension reaches into the yard and how its roof and ceiling match the existing lanai. Confirm current guidelines with your association.

Two offices permit Amelia Island homes, and some oceanfront lots add a state review. We sort out which apply before we design. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

Is there a minimum budget for a lanai extension on Amelia Island? Yes. Every AY Luxury Designs project has a $10,000 minimum. Beyond that, the cost depends on ceiling; screens; the floor; fans, lights and features; and engineering and permits, and your fully itemized custom quote comes within 24 hours of your consultation.

What is a lanai? In Florida, a lanai is a covered outdoor living area attached to the home, often screened. We build and extend lanais to create a true outdoor room.

Will extending my lanai darken my house? It can if the roof is too low. We choose a roof style that keeps light in the rooms behind it.

Do you serve Amelia Island from Jacksonville? Yes. We serve homeowners all over Amelia Island and the Fernandina Beach area. Your project starts with a design session at our Jacksonville studio, and then Amany comes to your home for the in-home design visit.

Does a lanai extension on Amelia Island go to the HOA? If you live in a planned Amelia Island community, plan on it. We build the package from your community's guidelines and handle the submittal. Confirm current guidelines with your association.

Who permits a lanai extension on Amelia Island? We file with the City of Fernandina Beach inside city limits and Nassau County elsewhere on the island, depending on your address, track the permit and schedule the inspections. Every permitted structure gets its necessary engineered documents.
