Pavilions: Your Options

Freestanding gathering space. Set out in the yard, beside the pool or at the end of a walkway, sized for how many people you host.
Roof matched to the house. Roofing and trim chosen to look like they belong with your home.
Kitchen, fireplace or TV underneath. A pavilion is a natural home for an outdoor kitchen, a fireplace or a TV wall.
Wood ceilings, fans and lighting. Warm wood ceilings with fans and lighting planned in the design.
The floor and the walk to it. Paver or stone floors and walkways that connect the pavilion to the house.

Merriam-Webster describes a pavilion as an open, sometimes ornamental structure in a garden, park or place of recreation that is used for entertainment or shelter.

The word pavilion goes back to the Latin papilio, meaning butterfly, Merriam-Webster notes, probably because a colorful tent's top looked like a butterfly's spread wings.

Permits and HOA approval

A roofed pavilion is a permanent structure. Most need a building permit, and most HOAs require architectural approval before work starts. We prepare the HOA/ARB package with a scaled site plan, elevations and 3D renderings and pull the permits. Every permitted structure gets its necessary engineered documents.

Our Design-Build Process

Design session with Amany. Your project starts at our Jacksonville design studio, where you sit down with founder Amany Youssef and watch your pavilion take shape live on screen in AutoCAD.
Free AutoCAD design and a custom quote. You get to-scale 3D renderings and a fully itemized custom quote within 24 hours of your consultation, so you know exactly what you're getting.
In-home design visit. Amany comes to your home for an in-person walkthrough, so we look at the project together where you're most comfortable, finalize the details and choose your colors and finishes.
Engineering, HOA and permits handled. We get the necessary engineered documents for every permitted structure, prepare your HOA/ARB package and pull the permits.
Build. We can start most projects within two to four weeks. Our crews follow a build process we've refined over many projects, and you get daily updates.
The AY Advantage. You hold back the final 5% for seven days after completion, so we can take care of any touch-ups before you sign off.

Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other financing options as well.

How much does a pavilion cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a pavilion: the size and roof style; the finishes; what goes underneath (kitchen, fireplace, TV); electrical; the floor and walkways; and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.

What's the difference between a pergola, a gazebo and a pavilion? Pergolas are open-topped, gazebos have a solid roof, and pavilions are larger roofed structures for gathering. We build all three.

Does a pavilion need a permit? A roofed pavilion is a permitted structure in most Northeast Florida jurisdictions. We pull the permit, and every permitted structure gets its necessary engineered documents.

Can you put an outdoor kitchen or fireplace in a pavilion? Yes. We design the pavilion and what goes under it together. Gas and plumbing connections are made by our licensed trade partners.

What's the best pergola for Florida weather? One designed and built for our sun, humidity, storms and salt air. We select materials for your exposure and permit structures to Florida code.

How do I deal with bugs on the patio? Screening is the most effective way to enjoy the outdoors without bugs. We can add a screen enclosure or design one into your project.
