Pavilion Builder in St. Augustine, FL
Backyard pavilions for St. Augustine homes, finished to match the house.
A pavilion is the gathering place at the back of the yard. AY Luxury Designs designs pavilions, serving homeowners in St. Augustine, planned in AutoCAD with the walkway, the floor and what goes underneath. Many homes in the newer St. Augustine communities start with a basic covered lanai and a small slab, so a lot of projects begin by extending the outdoor space.

St. Augustine Pavilion Ideas
- Kitchen underneath. Cook and serve in the same space.
- Fireplace. A focal point for cooler nights.
- Wood ceiling and fans. Comfort and warmth overhead.
- Matching roofline. Roof and columns finished to suit the house.
Merriam-Webster describes a pavilion as an open, sometimes ornamental structure in a garden, park or place of recreation that is used for entertainment or shelter.
What Shapes a Pavilion in St. Augustine
Downtown, the City's historic districts protect the look of the street, so outdoor rooms there are designed to sit quietly behind the house. On an older house, trim and column details are what make a new roof look original.
Power for lights, fans and a kitchen reaches a freestanding pavilion through underground conduit, planned with the design. Before we draw a pavilion in St. Augustine, we check the footprint for the table and kitchen, the walkway from the house and setbacks on your survey.
The word pavilion goes back to the Latin papilio, meaning butterfly, Merriam-Webster notes, probably because a colorful tent's top looked like a butterfly's spread wings.
HOA, Historic Review and Permits in St. Augustine
Newer St. Augustine communities usually have an architectural review board; older streets on the island often don't. Either way, we confirm what applies to your lot first. For a pavilion, review boards usually ask for elevations, the roofing and how far it sits from neighbors. Confirm current guidelines with your association.
Most of the newer communities with a St. Augustine address are in unincorporated St. Johns County, which issues the permit after its clearance sheet. Homes inside city limits go through the City instead. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
What does a pavilion cost in St. Augustine? It depends on the design, so there's no standard price. The main cost drivers are electrical; the floor and walkways; the size and roof style; the finishes; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.
Can a pavilion have fans and lights? Yes. Fans, lights and outlets are planned in the ceiling during design.
Do you work in Palencia? Yes. We've completed projects in Palencia, and we serve homeowners all across St. Augustine. Palencia has its own architectural review, so confirm current guidelines with your association.
Will my St. Augustine HOA review a pavilion? In most cases, yes. Master-planned communities such as SilverLeaf, Shearwater, Markland and Palencia run their own architectural review, while many older and beach-side neighborhoods follow city or county rules only. We put the package together and handle the submittal with you. Confirm current guidelines with your association.
Do I need a permit for a pavilion in St. Augustine? In most cases, yes. In St. Augustine, permits come from the City of St. Augustine inside city limits and St. Johns County outside them, depending on your address. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
