Pavilion Builder in Nocatee, FL
Custom backyard pavilions for Nocatee: roofed gathering spaces designed in person with you in AutoCAD and built on site.
A pavilion is a larger roofed structure built for gathering: a dining table for a crowd, an outdoor kitchen, a lounge with a TV, or all three. AY Luxury Designs designs and builds custom pavilions for homeowners in Nocatee, freestanding out in the yard or near the pool, with the roof, columns and finishes matched to your home.

Planning Your Pavilion for a Nocatee Home
- Start with your neighborhood's guidelines. Each Nocatee neighborhood has its own review, so we check yours before we sketch a pavilion.
- Work from the builder lanai. Most Nocatee homes started with a standard lanai or slab, so we plan a pavilion to tie in cleanly and look original to the house.
- Fit the lot. Nocatee lots are efficient, so we keep a pavilion inside the setbacks and think about the neighbors' view, too.
- Plan the whole backyard. Pavers, lighting, fans and shade are designed together in AutoCAD, so everything works as one space.
Like other open-sided shelters, a pavilion is not a lightning shelter; NOAA lists picnic shelters and pavilions among structures that are not safe in a thunderstorm.
Pavilions in Nocatee: What's Different
Pavilions in Nocatee. Because most Nocatee lots are compact, a freestanding pavilion works best on larger or corner lots, often near the pool. Your neighborhood's review will look at height, roof color and setbacks, so we show all of it in AutoCAD first.
Permits. Most of Nocatee is in St. Johns County, which issues the building permit, usually after a clearance sheet, and automatically notifies registered architectural review associations. Duval-side neighborhoods such as Brookwood are permitted by the City of Jacksonville. A Notice of Commencement is required for most permitted projects. See our St. Johns County permit guide.
Gazebo and pavilion overlap in everyday use: Merriam-Webster lists each word in the other's synonym list.
