Pavilion Builder in St. Johns, FL
St. Johns pavilions with room for a long table, a kitchen or a lounge.
If you host a crowd, a pavilion gives everyone a place under one roof. We design custom pavilions for homeowners in St. Johns with room for a long table, a kitchen or a lounge, finished to match the house. Preserve lots in St. Johns back up to protected wetlands and woods, which means more shade and privacy but also firmer limits on where a structure can go.

Designing a Pavilion for St. Johns
Celestina, Cimarrone and Beachwalk are among the newer St. Johns communities, with homes whose builder lanais are ready to grow. Under mature trees, a solid roof keeps leaves and pollen off the furniture, and footings are placed to work around roots.
Matching the roofing and columns to the house is what makes a pavilion look planned. Before we draw a pavilion in St. Johns, we check how the roofline matches the home, where power has to run and the view from the pavilion.
DarkSky International recommends aiming outdoor lights downward with shielding, using timers or motion sensors, and choosing warmer colors where possible.
Approvals and Permits in St. Johns
In St. Johns, expect a review board. We find out whether your neighborhood follows master guidelines, village rules or both before we design. For a pavilion, boards typically look at its footprint on the lot, its height and its distance from the property lines. Confirm current guidelines with your association.
St. Johns is in St. Johns County, which requires a building permit for most improvements and, in most cases, issues a clearance sheet before it accepts the building permit application. The county also keeps a list of registered architectural review associations that are notified when a permit application for exterior construction is filed. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a pavilion in St. Johns set? We price each project from its AutoCAD design. The finishes; what goes underneath (kitchen, fireplace, TV); electrical; the floor and walkways; and engineering and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Where should a pavilion go in the yard? Usually where it frames a view or anchors the end of a walkway. We study the lot at the in-home visit.
Can a pavilion match my house? Yes. We match the roofing, columns and trim so it looks planned with the home.
Have you built in RiverTown and Stillwater? Yes. We've completed projects in RiverTown, Stillwater, Celestina, Durbin Crossing and other St. Johns communities, and we serve homeowners all across St. Johns.
Does a pavilion in St. Johns go to the HOA? Usually, yes. From RiverTown to Stillwater, nearly every St. Johns community has an architectural review committee, and the bigger ones add village-level rules, so the submittal has to match the right set of guidelines. We prepare the site plan, scaled drawings and material and color selections and submit them with you. Confirm current guidelines with your association.
Does a pavilion in St. Johns need a permit? Most need a building permit. Every permitted St. Johns project goes through St. Johns County. We prepare the clearance sheet and permit package and schedule the inspections. Every permitted structure gets its necessary engineered documents.
