Pavilion Builder in Crosswinds (Nocatee)

Crosswinds pavilions with room for a long table, a kitchen or a lounge.

A pavilion is a larger roofed structure built for gathering: a dining table for a crowd, an outdoor kitchen, a lounge with a TV, or all three. AY Luxury Designs designs and builds custom pavilions for homeowners in Crosswinds, with the roof, columns and finishes matched to your home.

Planning a Backyard Pavilion in Crosswinds

  • Freestanding gathering space. Set out in the yard or at the end of a walkway, sized for how many people you host.

  • Long dining table. Room for a crowd under one roof.

  • Kitchen underneath. Cook and serve in the same space.

  • Wood ceiling and fans. Comfort and warmth overhead.

Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.

Before We Draw Your Crosswinds Pavilion

Most Crosswinds homes are brand new, so extending the lanai or adding a screen or summer kitchen is the usual starting point. New homes in Crosswinds start with bare backyards, which makes it easy to plan the whole space at once and build it in phases. Setbacks and lot coverage limit how big a roofed structure can be on a small lot, so we measure from your survey before we design.

For large lots, a pavilion can be the main gathering room of the whole backyard. Before we draw a pavilion in Crosswinds, we check the footprint for the table and kitchen, the walkway from the house and how the roofline matches the home.

Fans under a covered roof help because moving air helps sweat evaporate from your skin; as ENERGY STAR puts it, fans cool people, not rooms.

Approvals and Permits in Crosswinds

Crosswinds reviews exterior changes through its association, and Nocatee's master rules apply as well. For a pavilion, review boards usually ask for elevations, the roofing and how far it sits from neighbors. Confirm current guidelines with your association.

Building permits for Crosswinds homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.
