Pavilion Builder in Jacksonville Beach, FL
Custom backyard pavilions for Jacksonville Beach: roofed gathering spaces designed in person with you in AutoCAD and built on site.
For Jacksonville Beach families who entertain, a pavilion can be the backyard's main room. We plan the footprint around the table and the kitchen, then match the roof and columns to the house. Close to the ocean, Jacksonville Beach backyards deal with salt air, sand, strong wind and small lots.

Planning a Backyard Pavilion in Jacksonville Beach
- Long dining table. Room for a crowd under one roof.
- Kitchen underneath. Cook and serve in the same space.
- Lounge with a TV. A covered living room in the yard.
- Fireplace. A focal point for cooler nights.
Shade makes a real difference: the EPA reports that shaded surfaces can be 20 to 45°F cooler than the peak temperatures of unshaded materials.
Jacksonville Beach Planning Notes for Your Pavilion
Near the beach, the City has sea turtle protection lighting rules, so exterior lighting close to the dunes has to be planned with them in mind. On a compact lot, a roofed space has to earn its footprint, so we size it to the furniture and nothing more.
A walkway makes a freestanding pavilion feel connected to the house, so we usually design one with it. Before we draw a pavilion in Jacksonville Beach, we check the footprint for the table and kitchen, how the roofline matches the home and where power has to run.
Fans under a covered roof help because moving air helps sweat evaporate from your skin; as ENERGY STAR puts it, fans cool people, not rooms.
Review Boards and Permits in Jacksonville Beach
Many Jacksonville Beach homes have no HOA but sit on tight beach lots with city setback and lot coverage rules, while planned communities near the Intracoastal, such as Isle of Palms, run their own review. For a pavilion, boards typically look at its footprint on the lot, its height and its distance from the property lines. Confirm current guidelines with your association.
Permits at Jacksonville Beach come from the City's Planning and Development Department. Lot coverage is part of every structure and hardscape submittal. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How much does a pavilion in Jacksonville Beach cost? Every project gets a custom quote with an in-person AutoCAD design, and every AY Luxury Designs project has a $10,000 minimum. What drives the cost of a pavilion in Jacksonville Beach: what goes underneath (kitchen, fireplace, TV); electrical; the floor and walkways; the size and roof style; and engineering and permits. You get a fully itemized quote within 24 hours of your design consultation.
How big should a pavilion be? Big enough for what goes under it. We lay out the table, kitchen and seating in AutoCAD and size the pavilion around them.
Do I need engineering for a screen room at Jacksonville Beach? The City asks for wind-load calculations and engineered documents for screen rooms and enclosures. Every permitted structure gets its necessary engineered documents.
Is there HOA review for a pavilion in Jacksonville Beach? It depends on your street. At Jacksonville Beach, the City's zoning usually shapes a backyard more than an HOA does. Lot coverage, setbacks and, on some streets, an association's guidelines all get checked before we draw. Confirm current guidelines with your association.
Do I need a permit for a pavilion in Jacksonville Beach? In most cases, yes. In Jacksonville Beach, permits come from the City of Jacksonville Beach. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
