A place for a crowd: pavilions for Crosswater backyards, planned with the walkway and the floor.

Crosswater Pavilion Ideas

  • Lounge with a TV. A covered living room in the yard.

  • Fireplace. A focal point for cooler nights.

  • Matching roofline. Roof and columns finished to suit the house.

  • Walkway to the house. A paver path that connects the pavilion.

By Merriam-Webster's definition, a pavilion is usually an open structure in a garden, park or place of recreation, used for entertainment or shelter.

Designing a pavilion for Crosswater

Crosswater is an Americana-themed group of Nocatee neighborhoods, including Freedom Landing, Heritage Trace and Liberty Cove. Crosswater lots are compact and newer, so privacy, shade and staying inside the setbacks drive most designs. On a compact lot, a roofed space has to earn its footprint, so we size it to the furniture and nothing more.

A walkway makes a freestanding pavilion feel connected to the house, so we usually design one with it. Before we draw a pavilion in Crosswater, we check setbacks on your survey, where power has to run and the view from the pavilion.

The word pavilion goes back to the Latin papilio, meaning butterfly, Merriam-Webster notes, probably because a colorful tent's top looked like a butterfly's spread wings.

Approvals and Permits in Crosswater

The Crosswater neighborhoods publish shared homeowner guidelines, and the Nocatee master rules apply too, so owners need written approval before work starts. For a pavilion, boards typically look at its footprint on the lot, its height and its distance from the property lines. Confirm current guidelines with your association.

Building permits for Crosswater homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.
