Pavilion Builder in Riverside, Jacksonville, FL

A place for a crowd: pavilions for Riverside backyards, planned with the walkway and the floor.

For Riverside families who entertain, a pavilion can be the backyard's main room. We plan the footprint around the table and the kitchen, then match the roof and columns to the house.

Planning a Backyard Pavilion in Riverside

  • Freestanding gathering space. Set out in the yard or at the end of a walkway, sized for how many people you host.

  • Long dining table. Room for a crowd under one roof.

  • Lounge with a TV. A covered living room in the yard.

  • Walkway to the house. A paver path that connects the pavilion.

By Merriam-Webster's definition, a pavilion is usually an open structure in a garden, park or place of recreation, used for entertainment or shelter.

Riverside Planning Notes for Your Pavilion

Historic Riverside homes on narrow, tree-lined lots mean additions should be compatible with the house, placed on the least visible side and sized to the lot. Large oaks and close neighbors are part of almost every Riverside backyard, so privacy and shade come naturally and roots need planning. Close neighbors make roof height and placement matter, so we check sightlines from next door as well as from your house.

Matching the roofing and columns to the house is what makes a pavilion look planned. Before we draw a pavilion in Riverside, we check how the roofline matches the home, where power has to run and the view from the pavilion.

The word pavilion goes back to the Latin papilio, meaning butterfly, Merriam-Webster notes, probably because a colorful tent's top looked like a butterfly's spread wings.

Approvals and Permits in Riverside

Historic review comes first in Riverside. The decision is the City's, and we design with compatibility in mind from the start. For a pavilion, boards typically look at its footprint on the lot, its height and its distance from the property lines. Confirm current guidelines with your association.

In Riverside, permits are issued by the City of Jacksonville through JaxEPICS, and the Certificate of Appropriateness has to be in hand before the permit is issued. Electrical work is permitted and inspected with the rest of the project. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a pavilion cost in Riverside? It depends on the design, so there's no standard price. The main cost drivers are what goes underneath (kitchen, fireplace, TV); electrical; the floor and walkways; the size and roof style; and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Where should a pavilion go in the yard?Usually where it frames a view or anchors the end of a walkway. We study the lot at the in-home visit.

Can a pavilion match my house?Yes. We match the roofing, columns and trim so it looks planned with the home.

Where should a backyard structure go on a Riverside lot?Usually on the least visible side of the house, sized to the lot and detailed to suit the home.

Do I need HOA approval for a pavilion in Riverside?Only if your home is in an association or has deed restrictions, and many Riverside homes don't. If yours does, we prepare the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings). Either way, we design to the local rules and pull the permits. In Riverside and Avondale, the City's historic district review applies to most exterior work whether or not you have an HOA. Confirm current guidelines with your association.

Who permits a pavilion in Riverside? Most need a building permit. Riverside permits come from the City of Jacksonville once the historic review is complete. Every permitted structure gets its necessary engineered documents.
