Pavilions in St. Johns County

A place for a crowd: pavilions for St. Johns County backyards, planned with the walkway and the floor.

A pavilion is a larger roofed structure built for gathering: a dining table for a crowd, an outdoor kitchen, a lounge with a TV, or all three. AY Luxury Designs designs and builds custom pavilions for homeowners in St. Johns County, with the roof, columns and finishes matched to your home.

Pavilion Options in St. Johns County

  • Freestanding gathering space. Set out in the yard or at the end of a walkway, sized for how many people you host.

  • Kitchen underneath. Cook and serve in the same space.

  • Lounge with a TV. A covered living room in the yard.

  • Matching roofline. Roof and columns finished to suit the house.

Merriam-Webster describes a pavilion as an open, sometimes ornamental structure in a garden, park or place of recreation that is used for entertainment or shelter.

Before We Draw Your St. Johns County Pavilion

Most St. Johns County homes are in master-planned communities, so HOA review is part of nearly every project. We've completed projects across St. Johns County, from Nocatee and RiverTown to SilverLeaf, Shearwater and Palencia. Coastal exposure means a roof is designed to Florida Building Code wind requirements, and every permitted structure gets its necessary engineered documents.

We place pavilions to frame a view or anchor the end of the yard. Before we draw a pavilion in St. Johns County, we check how the roofline matches the home, setbacks on your survey and the view from the pavilion.

The word pavilion goes back to the Latin papilio, meaning butterfly, Merriam-Webster notes, probably because a colorful tent's top looked like a butterfly's spread wings.

Approvals and Permits in St. Johns County

St. Johns County's planned communities each publish their own guidelines, so the package is built for your community, not the county. For a pavilion, boards typically look at its footprint on the lot, its height and its distance from the property lines. Confirm current guidelines with your association.

We file the clearance sheet and permit with St. Johns County, record the Notice of Commencement for most permitted projects and schedule the inspections. See our St. Johns County permit guide. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions

What does a pavilion cost in St. Johns County? It depends on the design, so there's no standard price. The main cost drivers are the floor and walkways; the size and roof style; the finishes; what goes underneath (kitchen, fireplace, TV); and engineering and permits. Every AY Luxury Designs project has a $10,000 minimum, and you get a fully itemized custom quote within 24 hours of your consultation.

Can a pavilion have fans and lights?Yes. Fans, lights and outlets are planned in the ceiling during design.

How big should a pavilion be?Big enough for what goes under it. We lay out the table, kitchen and seating in AutoCAD and size the pavilion around them.

Do I need engineering for a structure in St. Johns County?Every permitted structure gets its necessary engineered documents. We include them with the permit package.

Do I need HOA approval for a pavilion in St. Johns County?Usually, yes, if your home is in a community with an architectural review board, and most St. Johns County communities have one. We put together the package your board asks for (site plan, scaled drawings, materials and colors, 3D renderings) and handle the submittal with you. Confirm current guidelines with your association.

Do I need a permit for a pavilion in St. Johns County? In most cases, yes. In St. Johns County, permits come from St. Johns County, or the City of St. Augustine inside its limits, depending on your address. We pull the permits and schedule the inspections, and every permitted structure gets its necessary engineered documents.
