Screen Enclosure Builder in Marsh Landing
Marsh Landing screen rooms and enclosures, planned in AutoCAD with the roof, the floor and the doors.
A good screen enclosure is what makes a Florida backyard usable from spring through fall: no bugs, less debris, and the view stays open. AY Luxury Designs designs and builds screen enclosures for homeowners in Marsh Landing, often together with a gazebo, a lanai extension or a covered patio, so the screen, the roof and the floor look like one design.

Screen Enclosure Options in Marsh Landing
Doors where you walk. Door placement follows your path from the house to the yard and the grill.
Expanded-view upgrade. Cleaner frame lines so the yard reads like a picture window.
Retractable screen option. Open the side to the yard when you want, close it when the bugs come out.
New floor underneath. Pavers or an extended slab so the enclosure has a finished floor.
Ordinary window screen won't stop no-see-ums: UF/IFAS notes that regular screens don't keep out biting midges, which need a much finer no-see-um mesh.
Before We Draw Your Marsh Landing Screen Enclosure
Wind, salt air and marsh views shape Marsh Landing designs, from material choices to keeping sightlines open. Marshfront Marsh Landing lots keep their view best with open structures and expanded-view screens. Close to the beach, screens take wind, sand and salt, so frame color and door placement are chosen with the exposure in mind.
Fans inside a screened room keep the air moving on still evenings, so we plan the mounting points before the roof goes on. Before we draw a screen enclosure in Marsh Landing, we check which frame color suits the house, what floor the enclosure will sit on and where fans and lights can be mounted.
Approvals and Permits in Marsh Landing
In Marsh Landing, we check the master guidelines and your sub-association's guidelines before we design. Boards usually look at screen and frame colors, the enclosure's height and how it meets the roof. Confirm current guidelines with your association.
Building permits for Marsh Landing homes go through St. Johns County, and registered associations are notified automatically when exterior work is filed, so your HOA is part of the process from the start. Every permitted structure gets its necessary engineered documents.
The Florida Building Code has its own section for screen enclosures, and it requires their structural members to be designed for wind from two directions.
