How Review Works in Marsh Landing

Marsh Landing's master association reviews exterior changes through its Architectural Review Board, and sub-associations can add their own steps. We prepare the package and coordinate the submission with you.

In Marsh Landing, we check the master guidelines and your sub-association's guidelines before we design. Marsh Landing reviews additions for placement, materials and colors, and we coordinate the submission with you. Confirm current guidelines with your association.

The Building Permit in Marsh Landing

In Marsh Landing, building permits come from St. Johns County. Most projects start with the County's clearance sheet, and registered associations get an automatic notice when exterior work is filed, so your HOA is in the loop from the start. Most permitted projects need a recorded Notice of Commencement. See our St. Johns County permit guide. Each permitted structure gets the engineered documents it needs. Plan on two approvals, the HOA's and the permit office's. We handle both.

Getting to Know Marsh Landing

Marsh Landing is a gated, master-planned community in Ponte Vedra Beach with more than 1,000 homes, a master association and about ten sub-associations. It sits along the marsh and the Intracoastal Waterway, and the optional Marsh Landing Country Club is inside the gates.

Designing for a Marsh Landing Home

  • Marsh Landing has a master association and about ten sub-associations, so a neighborhood may have guidelines on top of the master rules.
  • Golf and water edges. Homes on the course or the water are seen from both sides, so the back of your project matters as much as the view from inside.
  • Wind, salt air and marsh views shape Marsh Landing designs, from material choices to keeping sightlines open.

That yellow dust on Florida patios is often pine pollen, which UF/IFAS says is actually low-allergenic.

How a Project Runs With Us

Your project is designed in person with you in AutoCAD: a design session with Amany at our Jacksonville studio, then an in-home visit to finalize it. Most projects can start within two to four weeks. Financing is available through Synchrony Bank, including 18 months of no-interest financing, and we have other options too. Amany, who holds a Florida building contractor license, stays personally involved through the final walkthrough. Wiring is done with our licensed electrical partner, and our licensed trade partners make the gas and plumbing connections. We prepare the HOA/ARB package, get the necessary engineered documents for every permitted structure and pull the permits.

Near Florida beaches, the FWC asks for wildlife-friendly lighting that is low, shielded and long-wavelength (amber, orange or red) to help protect nesting sea turtles.

What Reviewers Usually Look At

Lights. Where an HOA reviews lighting, we list the fixtures and locations in the package.

Screen rooms and enclosures. Frame color, screen color and height are the usual questions, and the drawings answer them up front.

Fire pits and fireplaces. Many HOAs review fire pits, and fireplaces have code requirements for placement and clearances.

That's what boards commonly ask for; Marsh Landing's current guidelines decide. Confirm current guidelines with your association.
