About This Project
This home had a gable-roof lanai. We over-framed it into a full cedar A-frame with a new roof and finished it to match the house, so the addition looks original.
Inside, a stained wood ceiling runs across the new A-frame and the original lanai. A linear fireplace anchors the room, an outdoor kitchen sits under the original lanai, and the whole space is screened.
What we built
- A cedar A-frame over-framed onto the original lanai and tied into the house
- Trim and posts matched to the house
- A stained wood ceiling across the A-frame and the original lanai
- A linear fireplace wall with a reclaimed wood mantel
- Privacy walls and a full screen enclosure with our expanded-view upgrade
- An outdoor kitchen
- New pavers, including the front porch
The plan and the challenge
The goal was to turn the original gable lanai into a full A-frame. That meant taking off the old roof before framing the new one.

Turning an Existing Lanai Into an A-Frame: A General Guide
What over-framing means
Over-framing means building a new roof frame on or over an existing roof to change its shape, for example turning a low gable or flat lanai roof into a taller A-frame. Depending on the existing roofing, the old roof covering may need to come off first. Because the new frame ties into the house, plan on engineered documents and a permit.
Any roof over a patio can cut the daylight reaching nearby windows, but daylighting research from Lawrence Berkeley National Laboratory shows taller, sloped ceilings spread light deeper, so a raised, pitched A-frame ceiling can keep more daylight reaching the house.
Making an addition look original
The details that make an addition blend in are the ones people notice without thinking: trim color, post style, roof pitch and the ceiling finish. A semi-transparent stain lets the wood grain show, while a solid stain or paint gives a more uniform look.
Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data. That's one reason finishes and sealers matter outdoors.
Fireplaces and fans in a screened room
NAHB counts outdoor fireplaces among the home features that have grown most in popularity over the past decade. A gas fireplace needs a licensed gas installer, and the fireplace maker's clearances guide what can go above it.
Outdoor fans carry location ratings: damp-rated fans are meant for covered spaces protected from direct rain, while wet-rated fans can handle direct rain, such as under an open pergola.
The CDC recommends screens on windows and doors and repairing any holes to keep mosquitoes outdoors, which is one reason screened lanais are so popular in Florida.
Building in Jacksonville Beach
Jacksonville Beach issues its own building permits, and many neighborhoods also have an HOA. See our Jacksonville Beach page for HOA and permit details in the area.
The Atlantic hurricane season officially runs from June 1 to November 30, with the peak around September 10, according to NOAA. The Florida Building Code uses the national ASCE 7 wind standard, so design wind speeds vary by location, and areas designated wind-borne debris regions carry added requirements. Permitted structures are designed to Florida Building Code wind requirements.
