Summer Kitchen Builder in Jacksonville Beach, FL
Summer kitchens for Jacksonville Beach lanais and patios, sized to the space. We manage every step, from permit to final walkthrough.
A summer kitchen moves the cooking, and the heat, out of the house. AY Luxury Designs designs summer kitchens, serving homeowners in Jacksonville Beach, with the counters, appliances and cover planned together so the kitchen works on a July evening. On a tight Jacksonville Beach lot, the space between the house and the fence often has to hold the dining area, the grill and the lounge, so the plan has to be exact.

What a Jacksonville Beach Summer Kitchen Can Include
- With a bar. Bar seating so the cook isn't cooking alone.
- Next to the fire. A summer kitchen beside a fireplace or fire pit keeps the whole evening in one place.
- Compact grill station. A short run with a grill and prep space for smaller patios.
- Power planned in. Circuits for appliances and lights designed with the layout.
UF/IFAS advises planning your power needs for cooking and lighting early when designing an outdoor living space.
Jacksonville Beach Planning Notes for Your Summer Kitchen
On the Intracoastal side of Jacksonville Beach, lots open to marsh and water views, while the oceanfront blocks trade views for tighter spacing. Salt air is hard on outdoor kitchens, so we choose finishes for the exposure and place the kitchen out of the worst of the wind.
Small patios can still hold a summer kitchen. A compact grill station along the house wall leaves room for the table. Before we draw a summer kitchen in Jacksonville Beach, we check how close the kitchen can sit to the lanai, where the smoke will drift and room for seating near the grill.
Jacksonville's air is humid: average morning relative humidity runs about 88% over the year, falling to about 56% in the afternoon, per Florida Climate Center data.
Review Boards and Permits in Jacksonville Beach
Most Jacksonville Beach streets don't have a big master association. Where one exists, we prepare its package along with the City's. Boards usually look at whether the summer kitchen is under a roof, how it's screened from neighbors and its materials. Confirm current guidelines with your association.
The City of Jacksonville Beach issues the permit. We prepare the site plan on your survey, with setbacks and lot coverage shown, and submit it for you. Every permitted structure gets its necessary engineered documents.

Frequently Asked Questions
How is the price of a summer kitchen in Jacksonville Beach set? We price each project from its AutoCAD design. The size and layout; base and counter materials; appliances; any cover overhead; and permits all move the number. Every AY Luxury Designs project has a $10,000 minimum, and the itemized quote arrives within 24 hours of your consultation.
Who runs the gas and water connections? Gas and plumbing connections are made by our licensed trade partners, and we coordinate them as part of your project.
Where should a summer kitchen go? Usually close to the back door and out of the main wind, so smoke drifts away from the seating.
Does a flood zone affect my Jacksonville Beach project? It can add paperwork to the permit. We check your lot's flood zone before we design.
Is there HOA review for a summer kitchen in Jacksonville Beach? Only if your home has an association or deed restrictions. Setbacks and lot coverage are the main limits at Jacksonville Beach. If your neighborhood also has an association, we check its guidelines too. Confirm current guidelines with your association.
